Oasis Residences

Oasis Residences is a four-storey residential building under construction in Dubai South, Madinat Al Mataar, developed by HZ Development. Handover is scheduled for Q3 2027, and construction is 35% complete. The project holds 159 freehold units.

Apartments and Sizes

The building contains 1, 2 and 3 bedroom apartments. One bedroom units range from 54.16 m² to 97.23 m² and start at 1,029,697 AED. Two bedroom apartments span 79.43 m² to 115.29 m², from 1,347,026 AED, and three bedroom homes run from 123.77 m² to 185.11 m², from 1,789,345 AED. The price per m² is 14,449 AED. Floor plans include studies in some layouts, and apartments with two or three bedrooms have open areas of up to 924.30 sq ft.

Interiors and Finish

Every apartment will be delivered fully finished, furnished and equipped with kitchen appliances. Interiors use warm wood, soft fabrics and smooth stone in a calm warm palette. The developer may substitute materials with equivalent ones; only the contract governs. Apartments will have floor to ceiling windows.

Amenities

Residents will have an adult pool with decking and a separate children's pool on a landscaped first floor terrace, along with lounge zones, a barbecue area and a children's play area. A separate fully glazed, air conditioned fitness pavilion will hold strength and cardio equipment. A yoga studio with natural light, neutral tones, a cushioned floor and controlled acoustics is planned, plus a running track and a badminton court on the terrace. The list also includes a gym, a lobby and a children's playground.

Architecture and Lobby

The facade will have flowing lines, with wave shaped balconies around the building's perimeter. A double height lobby with a reception desk and a seating area with soft armchairs is planned at ground level. Two passenger lifts and a staircase will lead to the residential floors. A guarded parking area is planned at ground level.

Payment and Ownership

Service charge is 150.69 AED per m² per year. One payment plan is 20% on booking, 40% during construction, 3% on handover and 37% after handover. Another is 30% on booking and 70% on handover, with payment spread over three years after key handover.

Location

Al Maktoum International Airport is 15 minutes away by car. Dubai South is part of the Dubai 2040 Master Plan and will create more than 500 000 new jobs, with a target population above one million. The district contains Expo City Dubai, the Dubai Airshow site and the Dubai Exhibition Centre, and connects with Jebel Ali port and Etihad Rail.
