Altura 1 at WAADA

Altura 1 at WAADA is a residential tower under construction in Dubai South, built by BT Properties. The building is planned for handover in Q4 2028, and construction is 2% complete. Ownership is freehold.

The building and its apartments

Altura 1 will rise 35 floors and contain 742 units. One bedroom apartments will range from 69.21 m² to 71.69 m² and start at 985,000 AED. Two bedroom apartments will range from 116.1 m² to 119.01 m² and start at 1,643,000 AED. The price per m² is 14,887 AED, and the service charge is set at 161.46 AED per m² a year. Amenities include a children's playground and a private pool.

Payment plan

A 10% payment is due on booking. Half of the price, 50%, is paid during construction, and 10% falls due on handover. The remaining 30% is paid after handover, so part of the cost comes after the keys are received.

The wider community

The tower sits within the Waada community in Industrial City, Dubai South. The master plan places open spaces first and arranges buildings around them. Homes of different formats share the plan: high rise and mid rise buildings, townhouses and villas. Safe pedestrian paths will link housing to infrastructure and meeting places, and the community includes zones without cars.

Getting around and what is nearby

By car, Al Maktoum International Airport is seven minutes away. Dubai Investment Park is 20 minutes away, The Palm Jebel Ali 25 minutes, and Mall of the Emirates 30 minutes. Downtown Jebel Ali, Outlet Village and Jafza are each 35 minutes away, Bab Al Shams Desert Hotel Resort 40 minutes, and Al Qudra Lakes 45 minutes. Emirates Road and Sheikh Zayed Road are reachable from the community.

Education, health and culture in the plan

The master plan includes an international school campus running from kindergarten to grade twelve, a kindergarten, and workshops for supplementary learning. A hospital designed to international standards forms part of the plan, alongside a library called Knowledge Hub. The community centre is planned around the BTeiffel Tower, with squares, landscaped promenades, restaurants and shops. It also includes a square with dancing fountains and lakes, a theatre, art installations and exhibition spaces, waterfront restaurant spots, a food market, and Masjid-e-Riaz. A five star hotel with serviced apartments is planned as well. Around forty percent of the community area is set aside for open space, with native planting, irrigation and rainwater collection systems, pedestrian bridges, separate cycle tracks, sports courts and fitness stations.
