One Sky Park

One Sky Park is a new residential project under construction in Jumeirah Village Circle (JVC), Dubai, built by Iman Developers. It consists of two towers of different heights, Tower A and Tower B, linked at the top by a bridge. Handover is scheduled for Q1 2028, and construction is 22% complete.

Apartments and prices

The project has 582 units across 37 floors. The unit mix includes 1 bedroom apartments from 83.89 m² to 88.26 m², priced from 1,375,000 AED, at 16,299 AED per m². Penthouses in Tower A are two-level units on the 23rd and 24th floors, and Tower B has separate penthouses on its top floor. Apartments will feature Versace Ceramics tiles, and kitchens will come with branded appliances.

Ownership and payment

Apartments are sold as freehold. Buyer funds are held in an escrow account at Emirates NBD. The payment plan is 20% on booking, 40% during construction and 40% on handover, and a unit can also be bought with 100% paid on booking. The service charge is 172.22 AED per m² a year.

Two amenity levels

Amenities are spread across two levels: an open-air deck on the first floor and the Sky Deck on the 26th floor of Tower A. Together the amenity areas come to about 70 000 sq ft. The first-floor deck covers 35 000 sq ft and will hold a beach-edge pool, sun loungers, cabanas, a hammock park and an outdoor shower, along with a padel court, basketball court, skate park, yoga deck and running track. The Sky Deck covers 19 000 sq ft and will have an infinity pool, a rooftop jacuzzi, barbecue and dining areas, a fire lounge, an outdoor cinema, a zen garden, a lawn and a forest path.

Sport, play and work

The Skyfit gym measures 3000 sq ft and sits on the Sky Deck floor, with separate men's and women's zones, each with a sauna, steam room, ice room and changing room. A golf simulator will let residents practise without travelling to a course. The games room will have billiards, table football, air hockey, arcade machines and consoles. A lounge with work stations, a library wall and a coffee bar provides space to work, and a multifunctional hall, dining room and coffee lounge are also planned. Children get a dedicated area with an indoor playroom, their own pool, water sprays, a playground and a sports corner. The building also includes a two-storey lobby, shops and a showroom with their own parking, an electric car charging station, bicycle parking, four podium floors of parking and one underground parking level.

The building and its setting

The facades of both towers are curved in a smooth, wave-like line, and the gap between the towers reads as one tall arch. Residents will be able to step onto the bridge to look over the district from above. One Sky Park will be the first branded skyscraper in JVC. Bluewaters Island is 17 minutes away, Palm Jumeirah and Mall of the Emirates 20 minutes, Expo City and Dubai Mall 22 minutes. DXB is 27 minutes away and Al Maktoum International 28 minutes.
