Palatium Residences is a new residential building under construction in Jumeirah Village Circle (JVC), Dubai, developed by Ahmadyar Real Estate Development. The building is planned for handover in Q4 2026, and construction is 88% complete. Apartments are available on a freehold basis.

Apartments and layouts

The building will have 12 floors and 142 apartments, with layouts from studio to 3 bedrooms. Floors 11 and 12 will hold only large apartments. A one bedroom apartment measures from 78.5 m² to 79.85 m² and starts from 1,377,369 AED, at 17,525 AED per m².

What comes with every apartment

Every apartment will include kitchen appliances, a smart home system and storage space. Finishes include porcelain stoneware and wood. Ceilings are high and windows run from wall to wall.

Amenities in the building

Residents will have a gym and a swimming pool. The building will also include a lobby with a reception, and CCTV will operate around the clock. Electric vehicle charging will be available, and shops will operate in the building itself.

Ownership and payment

The service charge is 129.17 AED per m² a year. The payment plan is 20% on booking and 80% on handover. Buyer funds go to the project escrow account held at First Abu Dhabi Bank.

Location and access

JVC connects to Hessa Street, and Sheikh Zayed Road, Al Khail Road and Sheikh Mohammed Bin Zayed Road run nearby. Business Bay and Downtown are 18 km away, and JAFZA is also 18 km away. Expo City Dubai is 20 km away and Al Maktoum Airport is 22 km away. JVC Castle Park and the FIVE hotel are the nearest neighbours.
