Samana California 2 is a ten-floor residential building under construction in Discovery Gardens, Dubai. Samana is the developer, and handover is planned for Q4 2026. Construction has reached 34%.

Apartments and layouts

The building will hold 156 units. Studios start at 42.29 m² and 877,765 AED, and one-bedroom apartments start at 76 m² and 1,290,000 AED. A duplex with two bedrooms will span two levels joined by a staircase, with the living room, kitchen, storage, balcony and pool on the lower level and two bedrooms, a dressing room and a bathroom above.

Private pools

Every layout comes with a personal pool and a balcony. The studio will have a sleeping area, kitchen, bathroom, balcony and pool. The one-bedroom apartment will add a separate living room, storage, a dressing room and two bathrooms.

Shared amenities

A large deck for lounging surrounds the main pool, and a separate children's pool sits alongside a children's play area. Water features will run through the landscaped garden. Residents will have an indoor gym and an outdoor training area, a running track, a sauna, a steam room, a barbecue area and a tennis court. An outdoor cinema and an open lounge will also form part of the project.

Ownership and payment

All apartments are sold as freehold. The payment plan is 20% on booking, 10% during construction and 70% on handover. The service charge is 161.46 AED per m² a year. Buyer funds go to an escrow account held at Commercial Bank of Dubai. The price per m² is 16,974 AED.
