Trussardi Residences 2

Trussardi Residences 2 is a residential project under construction in Discovery Gardens, Dubai, developed by Mira Developments. The building is scheduled for handover in Q3 2027, and construction is 5% complete. Apartments will be handed over furnished with Italian furniture from the latest Trussardi Casa collection and a full set of home appliances.

Apartments and layouts

The project holds 388 units across 10 floors. Studios range from 49.52 m² to 51.84 m² and start at 1,126,660 AED. One bedroom apartments run from 77.39 m² to 87.92 m², priced from 1,751,500 AED, while two bedroom units span 155.52 m² to 184.27 m² and start at 3,396,855 AED. Commercial units from 73.47 m² to 164.28 m² are also part of the project, priced from 2,338,508 AED. By design, two bedroom apartments will have a private pool on the terrace.

Amenities in the building

Residents will have access to a yoga studio, a landscaped garden, a gym, a pool, a tennis court, a games room, a cinema, a golf area, a restaurant and a children's playground. The towers will share a swimming pool, with cabanas along the water and a separate children's pool. The indoor fitness centre will cover 800 m² and include crossfit, pilates and cycling, with separate male and female zones. Outdoors there will be a 350 metre running track, a quiet yoga area and several sports courts, among them padel tennis.

Hotel style service

Apartments are sold with hotel service alongside the furnished interiors. Cleaning, a valet parker and food delivery to the apartment will be part of the building service and will not be charged separately. A branch of Emirates Government Services Hub will operate in the building, where visas, permits and other documents are processed in a VIP format without queuing.

Location and the area

The building stands at Al Furjan, Discovery Gardens, with the Discovery Gardens metro station directly beside the towers. JBR, Dubai Marina and Bluewaters Island are each 12 minutes away. The Dubai Metro, Ibn Battuta Mall and Emirates Hills are also within reach of the address.

Ownership, payment and charges

All homes are sold as freehold. Buyer funds go to an escrow account held at Emirates Islamic Bank. Apartments are sold on a 50/50 plan: half of the price before the keys are handed over and half after. The first half is paid at booking and during construction, with a small part due at handover. The second half is split into twelve parts after moving in. Offices follow a separate 60/40 plan. The service charge is 236.81 AED per m² per year.
