Samana Lake Views 2

Samana Lake Views 2 is a residential building under construction in Dubai Production City, Dubai, developed by Samana. The project follows the successful launch of the first phase of Samana Lake Views. Handover is planned for Q4 2027, with a planned date of 31 December 2027.

Apartments and Private Pools

The house will hold 549 apartments in three formats: studios, one bedroom apartments and two bedroom apartments, all in a single building with no other buildings in the project. By design, every apartment has its own private pool on the balcony, and there are no apartments without a pool. The balconies with pools will look out on the Dubai skyline. Studios include a sleeping area, a kitchen, a bathroom and a balcony with a pool. One bedroom apartments have a main bedroom, a bathroom, a guest toilet and a storage room, with the kitchen next to the Living & Dining zone. Two bedroom apartments add a dressing room connecting the main bedroom to its bathroom, a second bathroom off the corridor, a laundry room, a guest toilet and two balconies.

Sport and Wellness Facilities

A yoga studio, a gym and a basketball court will sit inside the building. A sauna and a shared swimming pool with a terrace are also planned. Valet parking will operate at the entrance, and charging stations for electric cars will be provided. Apartments will come with smart home functions.

Location and Access

Dubai Production City borders Sheikh Mohammed Bin Zayed Road, which links the district to the main roads of the city. Kids Kingdom Nursery School and City Centre Me'aisem are 3 to 5 minutes away. The Wonder Years Nursery, GEMS United School and Jumeirah Golf Estates are reachable in 5 to 10 minutes. JSS International School is 5.7 km away and Dubai Sports City 6.4 km. Dubai Butterfly Garden lies at 10.3 km and Saudi German Hospital Dubai at 11.3 km. Dubai International Airport (DXB) is 33.5 km by road.

Prices and Payment

Prices start from 1,080,000 AED, at 14,423 AED per m². One bedroom apartments start from 81.67 m² and from 1,348,941 AED. The payment plan is 40% on booking and 60% on handover. Ownership is freehold. Service charge is 161.46 AED per m² a year. The Dubai Land Department state fee is paid on top of the apartment price, together with the booking.

Construction Status and Registration

Construction progress stands at 9%, and the building is planned with 21 floors. The project is registered with the Dubai Land Department under number 3087, and buyers' funds go to an escrow account at Ajman Bank.
