Sera Gardens by Vision

Sera Gardens by Vision is an under-construction project by Vision Developments in Dubai Production City, Dubai. The building will hold 246 apartments and is scheduled for handover in Q2 2028. Homes are offered as freehold, with prices starting at 1,114,200 AED.

The building and its layout

The project consists of one residential building with 246 apartments in total. Parking will occupy the ground level and a podium, and the eight residential floors will sit above the parking levels. Spaces for rest will be arranged above the podium and on the roof. One of the four duplex penthouses with three bedrooms will span the eighth floor and the roof level.

Apartment sizes and prices

Studios make up 67 of the homes on offer. One-bedroom apartments start at 630 sq ft, and those with an additional room for a helper start at 725 sq ft. Two-bedroom homes with the same extra room start at 1159 sq ft, and the three-bedroom duplex penthouses start at 2024 sq ft. Prices stand at 1,114,200 AED for a one-bedroom apartment, 1,685,000 AED for two bedrooms, 2,988,100 AED for three bedrooms and 3,317,000 AED for four bedrooms. In Building 1, 22 apartments are currently available: 16 with one bedroom, five with two and one with three.

Payment plan and service charge

The payment plan calls for 10% on booking, 10% during construction and 80% on handover. Ownership is freehold. The service charge is 139.93 AED per sq m a year.

Shared amenities

Residents will have access to an infinity pool, an open-air cinema with soft bean bag seats, a barbecue area and a shared lounge. A fitness gym with equipment and a games room will be part of the common spaces, and a children's play area is planned. A cinema room, a lobby and a swimming pool are among the listed amenities, and pets are permitted. Working zones will be provided in the common areas. A reception desk will stand at the entrance, and the lobby and corridors will receive finishing and comfortable furniture. A concierge will assist with everyday matters, and cleaning can be ordered on request.

Interiors and finishes

Kitchens will come fully equipped with TEKA appliances and wide worktops. Walls will be painted, floors finished in porcelain stoneware and doors made of wood. Sound insulation in the walls and energy-efficient lighting form part of the apartment specification. Bathrooms will feature porcelain stoneware and SANIPEXGROUP / BAGNODESIGN sanitary ware. Smart thermostats will manage the climate, and door locks will be part of the smart home system, which can be extended with compatible devices. The developer reserves the right to replace materials with equivalent ones, and only the contract has force.

Around the project

The project sits in Dubai Production City, a district that combines office space, housing and educational institutions. City Centre Me'aisem, Dubai Miracle Garden and Dubai Sports City are in the surroundings, and the district itself has restaurants and gardens. Ibn Battuta Mall and Dubai Marina Mall are among the shopping centres in the area. A bus stop, Qasr Sabah 2, is nearby. Jumeirah Village Circle and Jumeirah Village Triangle are 10 minutes away, as is Jumeirah Golf Estates. Global Village is 15 minutes away, while Dubai Mall and Al Maktoum International Airport are 20 minutes away.
