ShahrukhZ by Danube

ShahrukhZ by Danube is a 54-floor commercial tower under construction in Al Safouh First, Dubai, on Sheikh Zayed Road. Danube builds it, with handover planned for Q4 2029 and construction at 2%. The building holds 616 units and is freehold.

Offices and Sizes

Commercial units run from 42.14 m² to 293.17 m², with prices from 2,485,000 AED, or 50,199 AED per m². Office floors are planned in three formats. Standard measures 450 to 600 sq ft and is laid out for 13 to 15 workstations. Executive covers 650 to 800 sq ft and provides 18 to 20 workstations, a meeting room and a washroom. Premium spans 1 200 to 1 500 sq ft with 38 to 40 workstations, plus a meeting room and washroom. Offices will be handed over without a finished interior, so the layout is fitted out by the buyer. Merging modules will be possible on selected floors, subject to the chosen offices and approval in the sale contract.

Payment and Ownership

The payment plan is 10% on booking and 20% during construction, with 70% due on handover. Service charges are 182.99 AED per m² a year. The project includes a business centre, club house, event hall, gym, parking and pool.

Arrival and Getting Around

A two-storey entrance lobby is planned, finished with marble columns and gold accents. Thirteen high-speed lifts will serve the floors, with a calculated wait under 40 seconds. A helipad and air taxi pad are designed for the 56th floor, and a drone dock station is planned for the ground floor. A shuttle to the metro is provided, and stations Dubai Internet City and mashreq are nearby. The ground floor will hold valet parking, electric car charging stations and an E-scooter Station.

Sport and Open Space

The ninth floor brings together a cricket pitch, padel court and badminton court, along with a running track. Zen Garden and Tranquility Garden are planned as quieter outdoor areas, and Urban Park, ShahrukhZ Boulevard and a Breakyard zone continue the green space. A Networking Hub serves business exchange, and a podcast studio gives a dedicated room for recording.

Pools, Wellness and Meeting Rooms

Sky Pool sits on the 33rd floor with a Viewing Deck alongside, plus a Shallow Pool, jacuzzi and Sunken Seating. Indoor Gym and Aqua Gym complete the water and training zone, and a steam room and sauna are grouped with these amenities. Shared spaces occupy floors 34, 35, 36 and 55. The 34th floor holds King's Club House and Lounge 33. Above it are a Board Room, a meeting room, a multipurpose hall, the business centre on the 35th floor, a banquet hall and a cigar lounge. Male and female prayer rooms are on the 36th floor. The 55th floor holds Lounge 55, a viewing area and a Health Bar. The tower also includes a mosque, and a district cooling system is planned for the building.
