Camden is a residential project under construction in Town Square, Dubai, built by Nshama. The building is planned for handover in Q1 2028, and construction progress currently stands at 7%. It will be a single 14-floor building with 168 apartments.

Apartments and Sizes

By design the building holds 2 and 3 bedroom units. The 2 bedroom apartments range from 90.69 m² to 92.17 m² and start from 1,622,888 AED. The 3 bedroom apartments start from 147.18 m² and from 2,559,888 AED. The price per m² is 17,895 AED. Apartments are planned with open kitchens that connect to the living area in the one and two bedroom layouts, floor to ceiling windows and a balcony. The 3 bedroom layout includes a separate kitchen and a maid's room with its own bathroom.

Amenities in the Building

The project includes a swimming pool, a gym, a cinema room, a landscaped garden, a children's play area, a sports court, a tennis court, a basketball court and a walking path. There is also a pet washing room. Town Square Park begins a few steps from the building entrance and covers 50 000 m², part of 260 000 m² of greenery in the district.

The District

Town Square holds more than 250 shops, cafes and restaurants, along with supermarkets, pharmacies, clinics, nurseries, beauty salons, a mosque, a veterinary clinic and a pet shop. For children the district has a carousel, a children's train, trampolines and a water jets play area, and food trucks operate there. Sports facilities in the district cover 8 000 m², with basketball courts, a football pitch, squash and tennis courts, a padel court and a skate park. The district also has 13 km of cycle tracks and 10 km of running track. Dubai Hills Mall and District 2020 are each 20 minutes away, Dubai Mall is 29 minutes away, and Dubai International Airport is 28 minutes away. Ranches Primary School is nearby.

Ownership and Payment

Apartments are sold as freehold, and buyer funds go to an escrow account held by First Abu Dhabi Bank. The payment plan is 10% on booking, 30% during construction and 60% on handover. The service charge is 172.22 AED per m² a year.
