The Elysian Residence is a nine-floor residential building under construction in Jumeirah Gardens, Dubai, developed by New MFOUR Real Estate Development, with handover planned for Q3 2027. The project holds 84 freehold units, and construction is 5% complete. Prices start at 965,777 AED.

Apartments and Sizes

The building will contain studios, one, two and three bedroom apartments. Studios will range from 33.7 m² to 46.97 m², from 965,777 AED. One bedroom units will run from 65.88 m² to 93.48 m², from 1,586,777 AED, two bedrooms from 120.94 m² to 212.69 m², from 2,383,777 AED, and three bedrooms from 292.24 m², from 5,994,777 AED. Selected apartments will have a private pool on the terrace, including some studios and one bedroom units. Floor to ceiling windows are planned in every apartment, with bedrooms opening onto the balcony, and finishes will include wood-look vinyl laid in a herringbone pattern, brass switches and sockets, kitchens in elm textured laminate with quartz worktops and splashbacks, and bathrooms in beige porcelain with brass sanitaryware.

Amenities

Amenities will occupy the level above the first floor and the roof. That level will hold a pool with a sun deck and loungers, a separate children's pool, indoor and outdoor gyms and a yoga studio, plus a steam room and sauna. The roof will have a lounge with a panorama of the city skyline, a barbecue area with tables, an open air cinema and an outdoor games area, along with a running track. A club house, spa, tennis court, cinema room and retail space also feature in the plans. Pets will be allowed, and the service charge is set at 161.46 AED per m² a year.

Ground Floor

The first floor will hold the main lobby with a reception, five retail units, two of them designated for restaurants, and shops and restaurants will sit directly in the building.

Payment Plan and Handover

The payment plan is structured as 20% on booking, 30% during construction and 50% on handover. A 4% DLD fee is payable separately at booking. Buyers' funds will go to an escrow account held at United Bank Limited. Handover is scheduled for Q3 2027.
