Rabdan Gardens

Rabdan Gardens is an eight-storey residential building under construction in Jumeirah Gardens, Dubai, developed by Rabdan Real Estate Developments. The project will hold 90 freehold units and is scheduled for handover in Q1 2028, with prices starting from 1,107,250 AED. Apartments will range from studios to a single three-bedroom residence.

The Building and Its Apartments

The house will have a ground floor with a reception and two retail spaces, two podium levels and eight residential floors above them. Apartments come in four formats. Studios start at 38 m² and 1,107,250 AED, one-bedroom units run from 69.21 m² to 70.61 m² and start at 1,740,700 AED, and two-bedroom units measure 109.63 m² to 125.98 m² from 2,795,000 AED. One three-bedroom residence of 268.5 m² will sit on the first residential floor with its own pool and terrace, and each of its bedrooms will have an ensuite bathroom and a walk-in closet. Balconies will be attached to the studios and to the one and two-bedroom apartments, while the three-bedroom residence will have a terrace with a pool instead.

A Facade Facing the Park

The plot will look directly onto the shared park of Jumeirah Garden City, with no other development between the building and the green space. Fewer than 10% of plots in the district will have such an open frontage onto the park. Balconies will run in white bands with a wavy rather than straight line, and windows will face the park, the city skyline and the sea. There will be parking for electric cars and a bicycle stand.

Amenities Above the Podium

The communal pool will sit on the first residential floor, above the podium, on a terrace with sun loungers, shaded cabanas and a poolside bar. A separate children's pool and a fountain play area will be nearby, along with showers. On the same level, the courtyard will be replaced by a terrace with a lawn, a yoga area, outdoor gym equipment, a children's play area and outdoor table tennis. A club lounge will also occupy this floor. The gym will take part of the eighth floor, with a cardio zone, exercise bikes, boxing, a crossfit area and a yoga hall, plus separate men's and women's changing rooms with lockers and a kitchenette. A roof garden and a barbecue area will be on the eighth floor on the park side.

Layout, Light and Materials

The lobby will have arched ceilings, circular sofas and a large green chandelier, with a dark reception desk set against a wall of light vertical slats. Corridors on the residential floors will be 1.8 metres wide. Interiors will use sand and sea tones: light walls, warm wood cabinets and large-pattern stone in the kitchen and bathroom. Payment and Service Charge

The payment plan is split 20% on booking, 30% during construction and 50% on handover. The service charge is set at 172.22 AED per m² per year, and the price per m² is 22,186 AED.
