Verdes

Verdes is an apartment project under construction in Wadi Al Safa 5, Dubai. Aldar is building it as the final phase of the Haven community, and handover is planned for Q2 2028. Construction has reached 27%.

The buildings and the site plan

Verdes will have 1048 apartments across 17 floors. The community is planned around seven residential buildings named Forest, Jade, Mint, Moss, Pine, Sage and Teal. The lowest buildings will rise 4 floors and the tallest 17, with green balconies on the buildings. A swimming pool will sit between the houses, alongside a central park, streams, and running and cycling paths. A Treehouse with a shared living room around a living tree is planned at the entrance.

Apartments and sizes

The project offers 2 bedroom and 3 bedroom apartments. The 2 bedrooms range from 123.99 m² to 281.3 m² and start at 2,040,848 AED. The 3 bedrooms range from 170.01 m² to 196.51 m² and start at 2,705,200 AED. Prices at Verdes start from 1,799,000 AED, at 12,275 AED per m².

Health, sport and family amenities

A yoga pavilion and a separate meditation pavilion are planned, with free yoga and pilates classes for residents. The gym will operate around the clock, and there will be a spin room, outdoor fitness areas, and a spa with treatment rooms. Children will have a shaded play area and a children's pool, and a pet is allowed in the home. A primary school, a kindergarten and a nursery are planned inside the community.

Services and sustainability

Cleaning will run around the clock, with apartment maintenance, moving assistance and a concierge for daily tasks and trips. A car wash, car rental booking and delivery to a mechanic are planned, along with a nanny and nursing care. The community is designed for LEED Gold and WELL with three stars, with solar panels, electric vehicle charging and water saving measures. Smart irrigation, air and noise monitoring, digital booking of amenities and access control are part of the plan.

Ownership and payment

Ownership is freehold. Buyer funds go to an escrow account held at First Abu Dhabi Bank. The payment plan is 30% on booking, 30% during construction and 40% on handover, and the service charge is 145.31 AED per m² a year.
