Cove Boulevard

Cove Boulevard is a freehold development under construction in Wadi Al Safa 5, Dubai. Imtiaz builds the project, which is planned for handover in Q4 2028. Construction is 10% complete. The tower will hold 448 units across 30 floors, with homes from 1,886,668 AED.

Apartments and layouts

The residential part of the tower will include studios, one, two and three bedroom apartments. Studios start at 360 sq ft, one bedroom homes at 740 sq ft and two bedroom homes at 1170 sq ft. Homes will be handed over fully furnished, with appliances and finishes included. Selected layouts will have private jacuzzis on balconies.

Offices and commercial units

The lower part of the tower is set aside for offices, with residences above. Commercial units will range from 128.9 m² to 296.91 m², priced from 2,050,726 AED. Offices start at 650 sq ft. The business section will have its own independent entrance. The facade will be finished in pearl white tones.

Amenities and shared spaces

Two panoramic pools are planned at different levels: one on the roof facing the city horizon, and one on the amenity floor. A splash pool will serve children, alongside shared jacuzzis and a spa. Men's and women's gyms will be separate and fully equipped.

Gardens and outdoor areas

A Rooftop Garden and barbecue area are planned for the roof. A Zen Garden will sit on the amenity level, and the podium roof will be laid out as open space with greenery and seating. A Seating & Dining Space will be set aside for meals and conversation. A wellness area among the greenery will suit yoga, fitness and meditation. A Clubhouse and a Kids Play Area are also part of the plan.

Ownership, payments and location

All homes are freehold. The service charge is 161.46 AED per m² a year. The payment plan is 45% on booking, 15% during construction, 10% on handover and 30% after handover, with instalments over three years after keys are received. The escrow account is held at First Abu Dhabi Bank P.J.S.C. Academic City and Silicon Oasis are a five minute drive away, as are Dubai Outlet Mall, Global Village and IMG Worlds. Zayed University is in the surrounding area. Desert Palm Polo Club, Dubai Safari Park and Meydan Racecourse are twelve minutes by car.
