Rise By Athlon 2 is a freehold residential project under construction in Wadi Al Safa 5, Dubai, developed by Aldar in partnership with Dubai Holding. The tower is scheduled for handover in Q1 2030 and construction is 4% complete. It will rise 24 floors and contain 407 apartments.

Apartments and Sizes

The project offers 1, 2 and 3 bedroom apartments. One bedroom units range from 92.96 m² to 99.24 m² and start at 1,705,688 AED. Two bedroom apartments range from 134.63 m² to 155.8 m², from 2,481,469 AED. Three bedroom homes start from 252.5 m² and 3,954,655 AED. The price per m² is 15,819 AED.

Payment Plans

Buyers can spread payments across booking, construction and handover, or pay the full amount at booking. The available schedules are 20% on booking, 40% during construction and 40% on handover; 30% on booking, 50% during construction and 20% on handover; 15% on booking, 25% during construction and 60% on handover; and 100% on booking. The annual service charge is 167.92 AED per m².

Amenities in the Building

The amenity list includes a gym, a library, a spa, a games room, a golf simulator, a sports court and a yoga studio. By design, the building's apartments connect to their own club spaces, so residents stay within the tower after a workout or class. Shared spaces can be booked through a digital system.

Design and Certification

The wider Rise by Athlon quarter is planned around active design principles and human biorhythms, created with athletes and wellness specialists. The project is targeting Fitwel certification and LEED Platinum pre-certification. The towers are angled to open up views and draw in more natural light. Interiors come in a light or dark palette, with cool wood and warm terracotta tones, porcelain tile floors, painted walls, and kitchen counters and splashbacks in porcelain.
