Rise By Athlon 1

Rise By Athlon 1 is a freehold residential project under construction in Wadi Al Safa 5, Dubai, within the Dubailand area. Aldar is building it together with Dubai Holding as a new stage of the Athlon community, and handover is planned for Q4 2029. At the time of writing, construction stands at 4%.

Apartments and Sizes

The project will contain 1300 apartments in total across a 27-floor format. One bedroom units will range from 92.91 m² to 99.2 m², with prices from 1,703,363 AED. Two bedroom apartments will span 133.79 m² to 159.81 m², starting at 2,401,628 AED, while three bedroom homes will run from 191.11 m² to 252.49 m², from 3,421,925 AED. The price per m² is 15,559 AED, and the service charge is set at 168.67 AED per m² a year.

Eight Themed Buildings

The complex is made up of eight themed buildings: five towers named Cyan, Neon, Azul, Teal and Magenta, and three low-rise buildings called Foundry, Grid and Tempo. Each house will have its own focus. Cyan will centre on recovery, with a Recovery Studio containing a cold plunge pool and sauna. Neon will hold a Social Fitness Hub for group training, Azul a Games Simulator, Teal a bicycle workshop called The Workshop, and Magenta a sound studio, the Rhythm Room.

Shared Spaces

A terraced podium will flow out of the central park and hold the main gym, along with lounge rooms and games rooms. Foundry Residence will house the Mind & Body Library, a quiet library with reading halls and study corners. Grid Residence will include a Social Fitness Hub with interactive game zones, and Tempo Residence a private cinema with a large screen and soft seats. The listed amenities also include a spa, a golf simulator, a yoga studio and a sports court.

Routes and the Al Qudra Connection

Two internal loops will link the towers, one for active training and one for recovery, leading to a mindfulness terrace, a yoga pavilion and wellness gardens. Within Athlon, a 4.6 km cross-country running track, a 3.7 km bike loop and a 2.2 km family walking route are planned. The community bike path will connect to the 86 km Al Qudra cycling track, and shaded paths are planned for walking and cycling.

Sustainability and Payment Plans

The project is pre-certified for LEED Platinum and holds a Fitwel certificate, with solar panels, air and noise quality monitoring, sound masking, optimised climate control and water-saving systems planned. Buyers will choose from four payment schemes, including a 40/60 plan and a 100% plan with a 4% discount. The location is about 25 minutes from Dubai International Airport and 30 minutes from Jumeirah Beach.
