Zen Lagoons

Zen Lagoons is a new-build residential tower with 230 apartments under construction in Meydan, Dubai. Sanzen is building the 23-floor project, and handover is planned for Q4 2028. Homes are available on a freehold basis, with prices starting at 1,400,000 AED.

Apartments and layouts The tower holds 1, 2 and 3 bedroom apartments. One-bedroom homes start at 58.53 m² and from 1,400,000 AED, two-bedroom homes at 98.11 m² and from 2,300,000 AED, and three-bedroom homes at 135.17 m² and from 3,700,000 AED. Apartment sizes across the project will range from 58.55 to 142.17 m².

Payment plan The payment plan is structured at 20% on booking, 15% during construction and 65% on handover. A 4% DLD fee is payable separately at booking and contract signing.

Amenities in the building The amenities include a children's playground, a swimming pool, a spa and a running track. The plans also list a gym, a pilates studio and a yoga hall with meditation capsules, along with a massage room and a sound therapy room. On the lower floor there will be an aromatherapy room, shower rooms and changing rooms, plus a tea lounge, a reading room and an indoor children's room.

The lagoon and outdoor spaces The building sits beside Crystal Lagoon, with direct access to the lagoon from the house. Apartments will have terraces facing the lagoon, and the lower floor will have a lounge area and access to a pergola for sunbathing. Outside there will be an infinity pool, a wooden deck, an outdoor gym, a zen garden, an open-air yoga corner, a pebble reflexology path and an outdoor children's playground.

Getting around A metro station will be within 300 metres of the home, and the underground Meydan metro line runs a minute away. Ras Al Khor Wildlife Sanctuary is 5 minutes away, Dubai Design District and the Meydan racecourse 10 minutes, Burj Khalifa and Dubai Mall 15 minutes, DIFC and City Walk 20 minutes. Jumeirah Beach is 25 minutes away and Dubai World Central airport 38 minutes.

Charges The service charge is 236.81 AED per m² a year.
