Zephyra Residences

Zephyra Residences is a new-build residential project by Arsenal East on Dubai Islands in the Deira area of Dubai. The building is under construction, with handover scheduled for Q4 2027, and 31% of construction is complete. Apartments are available on a freehold basis, with prices starting from 2,081,117 AED.

The building and its architecture

Zephyra Residences will have 10 residential floors and three levels of covered parking for residents. The architecture, named Elegant Echelons, draws on the desert, its oases and dunes: balconies step down in a cascade that echoes the wavy lines of dunes, and windows will be panoramic. Architect Yodgor Davlatmamadov took inspiration from the beauty of oases and the scale of the dunes, and the cascade of balconies and terraces repeats both dune and sea wave lines. Residents will be welcomed by a spacious Grand Lobby.

Apartments and layouts

The building holds 202 units in total. One-bedroom apartments range from 90.44 m² to 139.08 m² and start at 2,081,117 AED. Two-bedroom apartments range from 124.01 m² to 241.86 m² and start at 2,724,125 AED. Three-bedroom apartments range from 189.05 m² to 374.69 m² and start at 4,466,616 AED. The home types include duplexes, townhouses and penthouses, and penthouse layouts run from one to three bedrooms. One and two-bedroom apartments will be handed over with designer finishes and furniture selected by professionals; three-bedroom apartments will be fully finished, with built-in furniture added on request. Penthouse and townhouse finishes and furniture will be selected on an individual request basis. Townhouses will span two levels and use glass and granite texture in their finishes. Penthouses will have panoramic terraces, and Burj Khalifa will be visible from them.

Finishes and interiors

Finishes at Zephyra are planned down to the smallest detail. Arsenal East works with Porcelanosa, and all apartments will be equipped with Porcelanosa kitchens and sanitary ware. Kitchens will be made in partnership with the Smeg brand.

Amenities

The complex will include an infinity pool with a panoramic view in the recreation area, a modern gym and a spa. A separate place for yoga and meditation is planned for quiet. Residents will have a concierge service, security, a landscaped garden, a walking path, a children's playground and a barbecue area. The grounds will have flowering flowerbeds and shaded alleys.

Location and payment

The sandy beach at Centara Mirage Beach Resort is 1000 m from Zephyra and can be reached on foot; the sea entry there is gradual, and the beach has bars, toilets, free sunbeds, umbrellas and beach towels. The Dubai Islands Beach & Marina promenade is a few minutes' walk away. A shopping centre with more than 100 brands and premium stores stands 100 m from Zephyra. Souk Al Marfa on Dubai Islands, with more than 950 shops along the water, is considered the largest market in Dubai. Dubai International Airport is 18 minutes away. The payment plan is 24% on booking, including the 4% DLD fee, 35% during construction, 5% on handover and 40% after handover in eight instalments once every three months. Buyer funds go to an escrow account at First Abu Dhabi Bank. Service charge is 215.28 AED per m² a year.
