Costa Mare

Costa Mare is a residential project by Ellington on Jazeerat Al Marjan in Ras Al Khaimah, under construction with handover planned for Q4 2028. It will have 1130 units across towers of up to 20 floors. Prices start at 3,595,828 AED, at 35,080 AED per m².

Homes and layouts

The project includes studios, apartments with one, two or three bedrooms, duplexes, penthouses and villas; the duplexes, penthouses and villas will be built in one or several examples each, and one Sky Villa is planned for the whole project. Two-bedroom units range from 123.36 m² to 134.46 m², from 4,328,828 AED. Tower III will hold 116 studios and 128 one-bedroom apartments, with five three-bedroom homes in total. Windows run from floor to ceiling, the living room and kitchen form one open space, and many apartments will have large terraces or balconies. Each apartment will come with smart home technology and quality fittings, and a separate laundry room is planned.

Private beach and pools

The ground floor will open to the water, with a main pool, a beach club and exits to a private beach. A sun lounger area is planned on the sand, and the beach club will have an infinity pool, a pool bar and a further lounger area. On the twelfth floor there will be a family pool, an indoor pool and a spa pool, and one floor above, the Horizon pool for swimming with a sun lounger area.

Two floors of amenities

The twelfth and thirteenth floors are given to shared spaces. The twelfth floor will hold a fitness studio, a pilates studio and changing rooms, an indoor children's play area, a kids club, an outdoor play area, a nursery and a family pool. Tower I will have its own fitness studio with changing rooms, and an open-air yoga area is planned. The thirteenth floor will hold a spa with a jacuzzi, heated loungers, a tropical shower, separate saunas and steam rooms for women and men, a spa treatment area, a women's salon and a barbershop, plus a yoga studio and a wellness studio. The same floor will have a room for immersive dinners, a show kitchen, a club lounge with a shared table and a pantry, a juice bar, a coffee station and a hammock area, and a Teens Club and cinema room.

Beach club and outdoor areas

The beach club will sit by the infinity pool. In the courtyard a padel court, a garden, fire pit spots and a pet area are planned, and a separate barbecue deck with a dining area. On the twelfth floor, a running track and the Floating Edge walking paths are planned.

Ownership and payment

Apartments transfer to the buyer in freehold. The payment plan is 20% on booking, 50% during construction and 30% on handover. The project escrow account is held at Sharjah Islamic Bank. The service charge is 204.51 AED per m² a year.
