About the project

Taj Wellington Mews is a branded residential project on Al Marjan Island in Ras Al Khaimah, built by BnW Developments together with SAAR. The house carries the Taj name under a licence from The Indian Hotels Company Limited. Handover is planned for Q2 2028, and construction is 4% complete.

Two Towers on a Round Podium

The architect has assembled the house from two towers that curve and connect to each other above a round podium. The towers hold 336 apartments across 12 floors, and two underground parking levels sit beneath the building. Balconies run along every floor, and wide windows will bring light into the apartments and allow cross ventilation.

Apartments and Terraces

The project includes studios and apartments with one, two and three bedrooms, with balconies on every floor. On the twelfth floor, some apartments will have balconies larger in area than the living part: apartment 1201 with two bedrooms has 149.23 m² inside and a 323.79 m² balcony, apartment 1204 with one bedroom has 106.35 m² inside and a 179.56 m² balcony, and apartment 1205 with three bedrooms has a 179.83 m² balcony. Apartments on the second floor also have large outdoor spaces, such as apartment 210 with a 99.21 m² balcony and 84.83 m² inside. Interior areas by plan range from 37.47 m² in a studio to 176.24 m² in a three-bedroom apartment.

Interiors and Materials

The interiors are designed in an Indian key, with warm tones, brass and gold. Floors are travetrine, worktops are pink Calacatta marble, and fittings are aged brass. An accent wall with vertical upholstery and metal trim will be lit by built-in fixtures, and large French windows will fill the rooms with light.

Amenities

On the ground floor there will be a swimming pool with a deck and bar, a spa, a gym, a restaurant and a cafe. A separate pool, a play area and a water splash zone are planned for children, along with a garden for play and a courtyard where adults can sit nearby. Residents will have an open-air cinema, a mini golf course, indoor table tennis, a meditation pavilion, a yoga lawn and a meeting room. There will also be an all-day restaurant, a separate signature restaurant, an outdoor cafe and a banquet hall.

Ownership, Payment and Location

Apartments are sold as freehold, and buyers' funds go to an escrow account at Abu Dhabi Commercial Bank. The payment plan is 20% on booking, 10% during construction and 74% on handover. The house stands on Al Marjan Island, five minutes from Al Marjan Island Boulevard and Rixos Bab Al Bahr, eight minutes from Wynn Resort, and ten minutes from Al Hamra Mall. Ras Al Khaimah Airport is 34 minutes away and Dubai International Airport is 56 minutes away. The Taj name is used under a limited licence that may be terminated or withdrawn, in which case the house will lose the right to the brand. The Indian Hotels Company Limited does not build the project and gives no guarantees on construction quality, income or expenses. The house is still under construction, so apartments can be lived in or let only after handover.
