Nasim Al Bahr Residences

Nasim Al Bahr Residences is a freehold project under construction on Jazeerat Al Marjan in Ras Al Khaimah, built by Abu Dhabi National Hotels. Handover is planned for Q1 2028, and construction is 5% complete. The development will have 394 units across 19 floors, with prices starting at 3,513,000 AED.

Residences and layouts in the towers

The two towers will hold 392 residences: apartments and penthouses with one to five bedrooms and sea views. Apartments in the catalogue start at 90.75 m² for a 1 bedroom at 3,513,000 AED, 128.56 m² for a 2 bedroom at 4,872,000 AED, 192.48 m² for a 3 bedroom at 7,303,000 AED, and 358.22 m² for a 4 bedroom at 20,592,000 AED. Price per m² is 36,985 AED.

Villas and townhouses by the water

Besides the tower residences, 55 villas and townhouses will stand close to the water, from two to three bedrooms. The count includes 10 three-bedroom townhouses, 6 two-bedroom podium villas, 16 three-bedroom beach villas, 4 three-bedroom seafront villas and 18 three-bedroom podium villas. A single Presidential Villa completes the project. All residences, villas and townhouses will be handed over fully furnished and equipped.

Hotel amenities for residents

The hotel The Luxury Collection will sit at the centre of the bay, and residents will have use of all its amenities. Dining and meeting spaces include a lobby bar and lobby cafe, an author's cuisine restaurant, an all-day restaurant, a pool restaurant and bar, and a kiosk lounge. For sport and body there will be a spa, gym, indoor padel and a pool. Leisure spaces will include a games room, cinema, multifunctional hall and kids' area.

Payments and service charge

The payment plan is 20% on booking, 34% on handover and 50% after handover. The service charge is 376.74 AED per m² a year.

The island lies in the Arabian Gulf off the coast of Ras Al Khaimah, with beach resorts, a promenade and parks around it. UAE's First Integrated Resort and Marjan Central are 5 minutes away, Al Hamra golf club is 15 minutes, Ras Al Khaimah International Airport is 30 minutes and Dubai airport DXB is 60 minutes.
