La Mer by ELIE SAAB

La Mer by ELIE SAAB is a new residential complex under construction on Jazeerat Al Marjan in Ras Al Khaimah, built by ARTE Developments. The three towers are rising beside the bay, and handover is scheduled for Q1 2028. Construction has reached 6%.

The towers and what stands in them

The complex consists of three 17-floor towers named Isle 1, Isle 2 and Isle 3. Isle 1 holds 147 apartments, Isle 2 holds 150 and Isle 3 holds 148, for a total of 445 units. Inside, residences will have high ceilings, and large windows will fill the rooms with daylight.

Homes and floor plans

Apartments are sold as freehold. The smallest format is a 1 bedroom apartment from 90.48 m², priced from 3,618,888 AED. The largest is a 4 bedroom residence from 776.96 m² to 1345.65 m², priced from 30,836,888 AED. Interiors are designed by ELIE SAAB himself, with natural materials, soft fabrics and saturated shades, and kitchens come fully equipped. The developer may replace materials with equivalent ones; only the contract has force.

Amenities by floor

On the ground floor the plan includes the Grand Pool & Kids' Pool, a spa and a gym, a children's club and an outdoor play area. Serenity Park is set on floor 1, together with the Signature Lounge, and the Link Garden will be on floor 3. Floor 18 is planned for the Sky Gym, the Sky Co-working Space, the Sky Lounge and the Sky Pool & Deck. A restaurant and bar are also among the amenities, along with a Chauffeurs' Lounge on floor 1 and round-the-clock security.

Payment terms

The payment plan is split 24% on booking, 30% during construction and 50% on handover. The service charge is 236.81 AED per m² a year, and the price per m² is 31,745 AED. A municipal fee is part of the purchase terms. An escrow account for the project is open at ABU DHABI COMMERCIAL BANK.

The island setting

Jazeerat Al Marjan is a man-made island in the Arabian Gulf off the coast of Ras Al Khaimah, with beaches and resort hotels. Al Marjan Island Beach is an artificial beach with options for active coastal recreation. The Wynn Resort, with entertainment and restaurants, is part of the island's resort setting.
