La Mazzoni

La Mazzoni is a new residential project under construction on Jazeerat Al Marjan in Ras Al Khaimah, built by Luxe Developers. Handover is planned for Q4 2028, and construction has reached 2%. The project will hold 576 units across two 14-floor towers named Tower A and Tower B.

Homes and layouts

The project includes 1, 2, 3 and 4 bedroom units as well as commercial space. By design, 1 bedroom units will range from 79.75 m² to 104.88 m² and start at 2,164,940 AED. 2 bedroom units will run from 108.24 m² to 469.77 m² from 3,100,693 AED, 3 bedroom units from 158.53 m² to 250.11 m² from 4,469,069 AED, and 4 bedroom units from 719.43 m² from 23,231,640 AED. Commercial units will start at 399.74 m² and 19,362,426 AED. All home formats will be delivered furnished, and the unit mix will include duplexes across two levels, penthouses at the top, and chalets.

Amenities

Amenities will include a gym, a coworking space, a pool, a rooftop terrace, a prayer room, a clubhouse and a children's playground, alongside a walking trail and cascading infinity pools facing the bay. The fitness area will span more than 11 000 square feet and sit between the towers. A spa called Tranquility Temple will offer treatments, and the shared lounges will include Tranquility and Connoisseur's Corner. Children will have their own pool and play area. The Whispering Walk will be a lit walking route across the grounds, passing cascading waterfalls.

Ownership and costs

Ownership will be freehold. The service charge is 215.28 AED per m² a year, and the price per m² is 23,388 AED starting from 2,164,940 AED. Buyer funds will be held in escrow at Abu Dhabi Commercial Bank. A Ras Al Khaimah municipal fee is payable separately.

Payment plan

The payment plan is 20% on booking, 40% during construction and 44% on handover. At booking the sum is split into two parts: the first paid on the booking day and the second thirty days later. Eight equal payments fall during construction, one every three months, with the remainder due on handover. The developer may substitute materials with equivalent ones; only the contract governs.
