La Perla

La Perla is a residential project under construction in Jazeerat Al Marjan, Ras Al Khaimah, built by BnW Developments. The building will have 57 residences and is scheduled for handover in Q4 2027. Construction has reached 4%. Apartments are sold as freehold.

Residences and layouts

La Perla will hold 30 one-bedroom apartments, 23 with two bedrooms and 4 with three. The two-bedroom units in the catalogue range from 123.16 m² to 390.77 m² and start at 4,024,236 AED; the three-bedroom units run from 339.91 m² to 403.44 m² and start at 8,479,428 AED. Penthouses are planned with high ceilings, and duplex residences will follow a loft style. Every residence will be handed over furnished, with built-in appliances and custom finishes. The interior palette combines stone walls, linen curtains, oak joinery and metal accents, with soft lighting and smooth lines.

Architecture and outdoor spaces

The silhouette of the building will follow the line of the coast, and the facade curves like a wave. Residences will open onto terraces, shaded courtyards and plunge pools. At the centre of the building a Spanish courtyard will receive light from above through a large skylight, with still water at its base and a cafe nearby. The eastern edge of the plot is given to a landscaped open space for neighbours to meet. Two underground levels will hold parking, topped by a ground floor of shared spaces and six residential floors.

Rooftop amenities

A rooftop pool will meet the sea at the horizon, with quiet corners and places to watch the sunset. Adults and children will have separate pools, each with its own deck, and the children's play area sits on the same level. Evenings can be spent at an open-air cinema under the stars, and a barbecue area is planned for outdoor dining.

Spa, sport and family spaces

The ground floor will include a boutique spa with treatment rooms, a modern gym with panoramic views, sauna and steam rooms, and a yoga and wellness area. A jacuzzi lounge is planned for quiet rest, alongside open yoga decks. Families will have shared areas to gather, and children a play lounge by the pool. Landscaped terraces are intended for reading outdoors, with viewing platforms and a decorative reflecting pool.

Entry, parking and service charge

Behind the main entrance will be a reception and lounge. The ground floor includes a lift lobby, an external courtyard and the entrance to the lower parking, and both underground levels have lifts and lobbies linked by a ramp. Duplex G05, a two-bedroom type 2A, begins at entry level and continues on the first residential floor. The service charge is 193.75 AED per m² a year. The payment plan is 20% on booking, 10% during construction and 74% on handover. Pets are permitted in the building.
