Manta Bay

Manta Bay is a 10-floor residence under construction on Jazeerat Al Marjan in Ras Al Khaimah, built by Major Developments. The building holds 472 freehold apartments and takes its shape from a manta ray, with a profile that leans toward the lagoon. Handover is scheduled for Q3 2027.

Apartments and Terraces

Apartments range from 392 to 4189 sq ft, and each has its own terrace. Studios measure 392 to 774 sq ft, one-bedroom homes 619 to 2111 sq ft, and two-bedroom apartments reach up to 4189 sq ft with open living rooms and modern kitchens. Two-bedroom units will have the largest terraces on the island, each with a jacuzzi and sea view. Windows are large, and the sea or island view will open from inside the rooms, not only from the terrace.

Sky Beach and the Rooftop

A sandy beach of more than 400 m² will sit on the roof, with sea and island views, furnished seating, planting and quiet sunbathing spots. Residents will hold meetings and outdoor classes there, and the roof will connect directly to the beach below. An open-air cinema will also operate on the roof, showing a selection of films and special screenings under the stars. A rooftop terrace is part of the amenities.

Pools, Spa and Sport

The main pool will cover more than 250 m², surrounded by gardens and terraces, and is divided into children's and adult sections. A lagoon with cabanas and a floating meditation platform will stand alongside a separate children's pool and a play area. The spa will have treatment rooms, a sauna, a hammam and steam rooms, plus massage and face and body care, with a cold pool and jacuzzi for after the steam room. The gym will hold cardio machines, strength stations and free weights, with zones for yoga and stretching and personal training on request. Outdoors there will be padel, beach volleyball and mini basketball, and the wider amenity list includes a tennis court, a barbecue area and a yoga studio.

Dining and Residents' Spaces

Restaurants in the house will range from fine dining to simple beachfront venues with coastal views. A cigar room, a beach lounge and a beach bar will be available after dinner, and the barbecue area is set up for gatherings with neighbours and friends. The main lobby is designed for calm, and a personal concierge will work with each resident individually. The building holds a hotel licence.

Prices, Payment and Handover

Prices start at 4,240,000 AED, at 25,866 AED per m². The payment plan is 25% on booking, 35% during construction and 44% on handover, with a 4% municipality fee paid together with the final instalment. Buyer funds are held in the project escrow account at Emirates NBD. The service charge is 172.22 AED per m² a year. The home is under construction, so living in or letting the apartment will be possible only after handover.
