W Hotels and Residences Al Marjan Island is a hotel and residence complex under construction in Jazeerat Al Marjan, Ras Al Khaimah, built by Dalands. It will be ready in Q4 2028 and is freehold. Homes start at 4,135,080 AED.

The building and its homes

Building 1 will have 19 floors and 197 apartments, including duplexes with terraces. Layouts run from 1 bedroom units of 98 m² to 148.41 m², 2 bedroom units of 147.87 m² to 282.83 m², and 3 bedroom duplexes of 634.56 m² to 634.85 m². Open plan living and dining areas are designed to keep the table and the lounge in one room, and living room windows are floor to ceiling. Apartments come fully furnished, with interiors finished to the brand's standards.

Water and pools

A private beach on the bay will be reached directly from the residences, and the complex will have six pools. These include an adults only pool, a family pool and an infinity pool facing the sea. A sun lounger and a poolside bar are part of the plan.

Fitness, spa and yoga

The complex will include a fitness centre with a gym. Yoga will take place in a studio or on an open terrace. Owners will have access to spa privileges.

Spaces for meeting and leisure

The lobby will receive residents and guests, with concierge and valet parking. A Residents' Lounge, a show kitchen, an event hall, a private cinema and a games area are planned. The hotel side will have 300 rooms and suites, three signature restaurants and W Lounge, where guests will choose between dinner in a restaurant and a meeting in the lounge.

Ownership programme and payment

Owners receive Platinum Elite status in Marriott Bonvoy through ONVIA, and the Bonvoy app becomes their digital identifier across the hotel portfolio. ONVIA Stays covers bookings, and partner offers span travel, wellness and retail. The payment plan is 20% on booking, 30% during construction and 54% on handover, with construction instalments due three, nine, thirteen and eighteen months after booking. Service charge is 376.74 AED per m² a year. The escrow account is held at National Bank of Ras Al-Khaimah.
