Mirasol

Mirasol is a new residential building under construction on Hayat Island in Mina Al Arab, Ras Al Khaimah. RAK is the developer and handover is scheduled for Q1 2028. The building will have 17 floors and 438 apartments, and 4% of construction is complete.

Apartments and Sizes

Mirasol will offer apartments from one to three bedrooms. One bedroom units range from 81.8 m² to 82.31 m² and start at 1,618,000 AED. Two bedroom apartments range from 100.76 m² to 132.02 m², from 2,344,000 AED. Three bedroom homes range from 195.95 m² to 363.28 m² and start at 5,454,000 AED. The price per m² is 19,543 AED.

Ownership and Payment

All homes are freehold. Payments follow 14% on booking, 10% during construction and 80% on handover, or 14% on booking, 20% during construction and 70% on handover. For apartments with two bedrooms and more, the main part of the price is paid at handover, a limited offer. Buyer funds are held in an escrow account at Emirates NBD. The service charge is 161.46 AED per m² a year.

The Building and Its Homes

Mirasol will have two buildings: Building 1 with 217 apartments and Building 2 with 221. The roofs step down in tiers, and from these terraces the islands will be visible in a wide panorama, with the sun setting over the water. Homes will be finished and handover ready, and a parking space is included in the price. Interiors are light, kitchens have built-in appliances and neutral tones, and bathrooms are in pale pastel shades.

Cafes and Amenities

A cafe in the building is created with Vicente Torres, a Michelin star chef. A Lounge & Juice Bar will be arranged for rest, work and meeting neighbours, and there will also be a Bar Lounge. A landscaped garden is part of the grounds, and Oasis Pool on the central podium will look out over the bay. Sunken Beds are provided for time in the sun, and a Reading Garden for quiet pauses. An open air cinema is planned for films under the stars, and children have a Splash Pool & Park.

Sports and Relaxation

The gym is equipped with premium level machines with zones for different workouts. A separate studio is set aside for yoga, for calm sessions and balance work. After training residents can use the sauna and steam rooms, which are part of the building's amenities.
