SKAI

SKAI is a new-build residential project under construction in Mina Al Arab, Ras Al Khaimah, developed by RAK Properties. It is scheduled for handover in Q2 2028, and construction is currently 5% complete. The development is freehold and contains 272 apartments across two towers of different heights.

The Two Towers

The first tower rises 19 floors and holds 199 apartments. The second is lower, with a ground floor, a mezzanine and five more levels above it, and contains 73 apartments. Premium Chalet one bedroom apartments occupy its lower floors. Apartments of the S series with two bedrooms begin on the 16th floor of the first tower, and penthouses sit on floors 18 and 19. Floor plans show which series is on which floor.

Apartment Types and Sizes

One bedroom apartments range from 76.37 m² to 136.83 m² and start from 1,610,000 AED. Two bedroom apartments range from 111.85 m² to 161.74 m² and start from 2,414,000 AED. Three bedroom apartments start at 216.86 m² and from 4,136,000 AED. In the first tower, 3 Bedroom P-C penthouses span 211.7 to 288.3 m² including the terrace, with 175.1 m² of internal space, and their balconies reach up to 113.2 m². Two bedroom S-A and S-B apartments sit on floors 16 and 17 and reach up to 191.9 m² with the balcony. In the second tower, penthouses P-A and P-B with three bedrooms occupy its top, fifth floor, at 216.8 m² and 207.5 m² respectively. Two bedroom P-A and P-B apartments on the same floor measure 111.6 m² and 152.5 m².

Finishes and Interiors

Apartments will be delivered finished, with natural stone including marble. Walls are in calm neutral tones, complemented by designer tiles and textiles. Bathrooms have marble sinks, and kitchens include appliances from international brands and built-in storage. Smart climate and lighting controls are part of the specification, and panoramic windows bring in daylight.

SKAI Club and Amenities

SKAI Club is designed as an extension of the home, with a pool, a padel court, an outdoor gym with water views and a zen garden. A separate pavilion is set aside for yoga, and there is a barbecue area. Children have the Junior Playland. Other amenities include a children's play area, a clubhouse, a gym, a landscaped garden and a sports ground.

Location and Payment

SKAI stands in South Harbour, the southern harbour of Mina, along the canals, on Raha Island next to Mina Harbour, with Hayat Island across the water. Ras Al Khaimah International Airport is 15 minutes away, and Dubai and Abu Dhabi are a short drive. Al Hamra Mall is in the surroundings. Prices start from 1,610,000 AED, at 15,859 AED per m², and the service charge is 161.46 AED per m² a year. Payment plans are 14% on booking, 20% during construction and 70% on handover, or 14% on booking, 10% during construction and 80% on handover. Payments go to the project escrow account held at Commercial Bank of Dubai.
