Pelagia

Pelagia is a 13-storey residential building under construction on Jazeerat Al Marjan in Ras Al Khaimah, developed by BnW Developments. The project will hold 160 apartments and penthouses when it is handed over in Q4 2027. Construction is 5 per cent complete.

Apartments and Penthouses

Pelagia will have one, two, three and four bedroom homes. One bedroom apartments range from 81.16 m² to 118.36 m² and start at 2,696,267 AED. Two bedroom homes run from 112.59 m² to 334.7 m² and start at 3,682,537 AED. Three bedroom apartments span 221.27 m² to 373 m² and start at 6,900,397 AED, while four bedroom homes range from 476.8 m² to 533.92 m² and start at 19,429,244 AED. Two penthouses are planned for the thirteenth floor, including 1301 with four bedrooms, a maid's room and three balconies.

Layouts and Storage

Apartment 117 on the first floor has a total area of 92.09 m², with 73.36 m² inside and an 18.73 m² balcony. Its living and dining room measures 7 by 3.9 m and the bedroom 3.7 by 4.6 m. Apartment 110, a one bedroom home, has two balconies and a total area of 114.91 m². Apartment 311, with three bedrooms, covers 317 m², of which 160.94 m² is internal, and has a maid's room of 2.4 by 2.1 m. Apartment 403 on the fourth floor has two bedrooms, a maid's room, a living and dining room of 4 by 8.2 m and three balconies totalling 47.23 m².

Rooftop and Ground Floor Amenities

An infinity pool on the roof will be joined by a deck, a bar and a lounge area, served by a lift and lift lobby. At ground level there will be a pool with a deck, a children's pool, a water fountain play area and a jacuzzi. Male and female changing rooms with showers are planned separately. The building will also include a gym, a sauna, a zen corner, a landscaped garden, a barbecue area, a viewing platform, indoor and outdoor play areas and a children's playground. The entrance will have a drop-off area, a reception and a lounge.

Design and Parking

The architecture will feature long curved balcony lines, with recessed corners forming terraces. The design is based on the Indian Vastu philosophy and a connection between architecture and natural elements. Parking will occupy several basement levels beneath the building, and the ground floor will house shops. The building will have a parking entrance, access to the lower level and a loading and unloading zone.

Payment Plan and Ownership

Pelagia is freehold. The payment plan is 20 per cent on booking, 10 per cent during construction and 74 per cent on handover. The service charge is 193.75 AED per m² a year. The price per m² is 26,466 AED.
