Radisson Blu RAK Central

Radisson Blu RAK Central is a new-build project under construction in Al Jazeera Al Hamra Industrial, Ras Al Khaimah, developed by BnW Developments. The project combines branded residences and a hotel under Radisson Blu, with handover planned for Q4 2029. Ownership is freehold.

Residences and hotel in one project

The development has two parts: Radisson Blu Residences and Radisson Blu Hotels. The residences contain 235 premises: 28 studios, 168 one-bedroom apartments, 18 two-bedroom apartments, 8 three-bedroom apartments and 13 retail units. The hotel contains 414 premises: 342 studios, 19 one-bedroom suites, 51 retail units and 2 kiosks.

Apartments and layouts

The residences offer studios, one, two and three-bedroom apartments, and every layout has a balcony. Studios range from 39.20 to 43.84 m² including the balcony and occupy floors 1 to 14. One-bedroom apartments start from 56.70 m² across five types; each has a guest toilet, four of the five types include a wardrobe room, and one type has a balcony of up to 145.22 m², bringing the largest such apartment to 200.57 m². Two-bedroom apartments range from 115.66 to 126.23 m² with a wardrobe room, and three-bedroom apartments range from 127.57 to 127.64 m² on floors 15 to 18. Prices start at 1,390,776 AED for studios, 2,099,379 AED for one-bedroom apartments, 3,053,341 AED for two-bedroom apartments and 3,338,271 AED for three-bedroom apartments.

Architecture and central square

The residential towers stand facing each other, joined by a central square. Their facades are built from flowing lines, layered forms and curved balconies with soft corners. The towers are oriented so apartments will look out to the sea, the landscaped grounds and the surrounding district, and this orientation is designed to improve airflow and keep the square between the towers cooler. The hotel has its own character: vertical fluidity, tiered balconies and a sculptural silhouette, and its shared spaces transition into landscaped areas.

Pools, spa and sport

The residences will have two pools: one on the roof with a bar, and one on the podium. Residents will also have an outdoor bar and an outdoor cinema. For rest there is a spa with a sauna; for sport a gym, an outdoor gym and a padel court; for children a kids club and play areas; and for evenings with friends barbecue zones. The hotel adds its own rooftop pool, a separate children's pool, a large ballroom, a signature restaurant and a business lounge.

Hotel studios and suites

Radisson Blu Hotels is planned for long stays with serviced living. The hotel offers standard studios, studios with a living room, Executive suites and Presidential suites, on high floors with considered layouts. Studios range from 44.18 to 67.05 m² including the balcony on floors 5 to 28. Executive suites range from 119.88 to 119.94 m² on floors 12 to 28. Presidential suites with a separate dining room range from 195.94 to 199.96 m² and exist only on floors 27 and 28.

Location, ownership and payment

RAK Central is planned as a mixed-use district where work, life and leisure sit close together, following a Live-Work-Play formula. Al Hamra Mall is 5 minutes away, Al Hamra Golf Club 7 minutes, Al Marjan Island 8 minutes, Wynn Resort on Al Marjan 10 minutes, Ras Al Khaimah International Airport 15 minutes, RAK Hospital 18 minutes and Manar Mall 20 minutes. Service charge is 236.81 AED per m² a year, and the payment plan is 20% on booking, 10% during construction and 74% on handover. Buyers' funds go to an escrow account at Abu Dhabi Commercial Bank.
