Palazzo Tissoli

Palazzo Tissoli is a new residential building under construction on Al Marjan Island in Ras Al Khaimah, developed by Tissoli Luxury Developers. Its design and interiors come from the Italian studio Pininfarina. Handover is planned for Q2 2028.

The Building and Its Design

The house stands on the shore of the bay, with two basement levels, a ground floor and eleven residential floors above it, topped by a roof with the Palazzo Ristorante. The form of the building draws on the emirate itself: the flowing lines of desert dunes, the mangroves at the water and the geometry of the Hajar mountains. The facade is made up of terraces that step one into another, glass planes and green ledges, so the house rises above the shore in layers rather than as a tower. Materials are stone, wood and glass, and full-height glazing opens the apartments to the bay.

Pininfarina was founded in 1930. Its partners include Ferrari, Maserati, BMW, the Oceanco shipyard and the Bovet watch house, and the studio has more than 1 950 projects behind it, residential buildings among them. At Palazzo Tissoli its hand runs from the lobby to the bathroom: stone floors, bronze details and sculptural light at the entrance, then clean lines, natural stone and bronze in the apartments.

Apartments and Terraces

Every apartment is sold furnished, with kitchens, wardrobes, marble and bronze bathrooms and furniture already in place. Each apartment type has a terrace, and for some the terrace is comparable in size to the living area. Windows face the bay, the Wynn resort or the island itself, depending on the side of the house and the floor. The house holds 597 apartments: studios, one and two bedroom apartments and two-level residences. The two-level residences spread their living rooms over two levels; there are few of them, and they sit on different floors. Areas are given together with the terrace as shown in the developer's plans: studios 48.2 to 218.3 m².

Water and Wellness

Water runs through the project: the Azure Lagoon lagoon pool, the Incanto Stream river pool among the gardens and the Sky Pool Celeste, where sunbeds in the water face the sea, the beach and the Wynn tower. The Lagoon Bar sits directly in the pool, Aqua Rejuvenation adds hydromassage, and the Tranquility Spring jacuzzi is there for rest in the water. Children have their own water: the shallow Kiddie Cove pool and the Splash Park water area. Wellness Sphere & Spa holds jacuzzi pools, The Zen Loft is a light-filled yoga studio in wood, and Vitality Studio is the gym with strength equipment and a stretching area. Outdoors there is the Power Zone outdoor gym and the Energia Running Track, with Relaxation Nooks in the shade of the terraces.

Dining, Work and Leisure

Palazzo Mare Café works around the clock, and Palazzo Ristorante sits on the roof. Skyline Lounge, Signature Lounge and Marina Lounge serve meetings and rest. The Idea Studio coworking space and a meeting room make it possible to work inside the house, while Cinema Palazzo and the Casa del Sigaro cigar lounge fill the evening. Bellezza beauty salon, a concierge, shops, The Atrium multifunctional hall and a prayer room complete the common areas.

Around the Island

Al Marjan Island was planned from scratch and covers 2.7 km2, with almost eight kilometres of coastline. The Wynn Al Marjan resort is 5 minutes from the house; it will hold 1 500 rooms and suites, 24 restaurants and many shops, with opening set for 2027. Al Hamra golf club is 15 minutes away and Dubai International Airport about an hour's drive.
