Soléva Beach Residences

Soléva Beach Residences is an eight-storey residential building under construction by Al Huzaifa Properties on Al Marjan Island in Ras Al Khaimah. The first residential project from the furniture and interiors brand is scheduled for handover in Q1 2028, with construction 3% complete. All 233 residences are freehold and will be handed over fully furnished.

Residences and Sizes

The home mixes studios, one bedroom and two bedroom apartments. Studios will measure from 39.48 m² to 48.5 m² and start from 1,380,000 AED. One bedroom homes will run from 74.69 m² to 88.63 m² and start from 2,350,000 AED, while two bedroom residences will span 140.93 m² to 241.46 m² and start from 4,030,000 AED. Every residence will come with a balcony, and each two bedroom apartment will have its own pool. The building sits on two underground levels, with eight residential floors above the first.

Interiors and Specifications

Interiors are by MWM Studio, and every home will be delivered furnished by Al Huzaifa, with BagnoDesign sanitaryware, Siemens appliances and Hafele fittings. Floor to ceiling glass and built in shelving with natural tone finishes are planned, alongside soft neutral upholstery, rugs and accent lighting already in place. Natural stone, wood and hidden storage will link the living room to the kitchen. Architecture is by VELA, with lighting by Studio Lumen and landscaping by Square M Design.

Rooftop and Amenities

The roof will hold infinity pools with sun loungers set in the water, a bar, a lounge and private cabanas, plus a barbecue area, an outdoor dining courtyard, a sky pavilion and a sunken garden. A whole floor is given to spa facilities: a cryo cabin, thermal zones, massage rooms, a jacuzzi area, saunas, steam rooms, a cold plunge and experience showers. A fitness studio will be split into cardio and strength zones, with a multifunctional studio and an outdoor yoga terrace, reflexology pebble path and zen garden. A residents lounge, a dining room, indoor and outdoor cinemas, a coworking space, a children's play studio and a kids pool complete the list. A restaurant space of 9,000 square feet on the first floor will open into a 50,000 square foot park, and the lobby will feature water, a fireplace and planting.

Payment and Ownership

The price per m² is 21,287 AED, and the service charge is 215.28 AED per m² a year. Payment plans are structured at 24% on booking, 10% during construction and 70% on handover, or 24% on booking, 20% during construction and 60% on handover. A 4% DLD fee is paid separately by the buyer. Payment terms will be confirmed for the selected apartment.

On Al Marjan Island

The island covers 2.7 square kilometres and stretches along 7.8 kilometres of beaches. Wynn Al Marjan Island, under construction at its centre, will hold 1,500 rooms, 24 restaurants and more than 40 luxury brand shops. Wynn Resort will be 5 minutes away, Al Hamra Mall 8 minutes, Al Hamra Golf Club 12 minutes and Al Hamra Marina and Yacht Club 15 minutes.
