Tonino Lamborghini Residences

Tonino Lamborghini Residences is a 15-floor residential building under construction in Jazeerat Al Marjan, Ras Al Khaimah, developed by BnW Developments. The project is planned for handover in Q1 2029, with construction 1% complete. Apartments are sold as freehold, and prices start at 3,246,976 AED.

The building and what it contains

The main structure will rise to 64.4 metres, with two underground levels beneath it and fifteen residential floors above the ground floor, topped by a roof. The tower is planned to hold 81 studios, 142 one-bedroom apartments, 119 two-bedroom apartments, 10 three-bedroom apartments and 7 penthouses. Five premises are set aside for shops, and the project will include a restaurant.

Apartments, penthouses, villas and mansions

Studios start at 90.02 m² and at 3,688,392 AED. One-bedroom apartments range from 65.59 m² to 177.82 m² and start at 3,246,976 AED, two-bedroom apartments from 102.98 m² to 252.98 m² and from 4,949,954 AED, and three-bedroom apartments from 182.63 m² to 237.94 m² and from 8,401,923 AED. By design, some studios and apartments and every penthouse layout have a private pool beside the balconies; the ST-3 studio on the fifteenth floor is planned with a pool of 3.61 by 7.43 metres, and penthouses 3BR-PENTHOUSE 1 and 2 with a pool of 20.20 by 4.13 metres. Penthouses and detached houses come in seven of each format, and the villas and mansions will have gardens.

Terraces and architecture

The facade is designed with stepped terraces and gardens at height that descend toward the shore, shaped around the island's winds and the rhythm of the tides. Each terrace is planned to preserve views, shade the promenades and soften daylight, with deep terraces facing the sea. Natural textures and restrained metal details sit alongside Tonino Lamborghini signature lines, and the facade pattern follows the movement of waves and dunes. Local plants will be planted around the building, and the building's form is designed to screen apartments from outside eyes.

Amenities for residents

A shared swimming pool, a children's pool and a poolside bar are planned for all residents. There will be an open-air cinema, a barbecue area, a zen garden, a roof terrace and a restaurant. Children get a playground and a separate play area, and parents have their own lounge. The gym will have modern equipment, followed by a sauna, a massage room and a separate yoga area.

Payment plan and service charge

The payment plan is 20% on booking, 10% during construction and 74% on handover. The service charge is 236.81 AED per m² per year.
