JW Marriott Residences

JW Marriott Residences is a freehold residential project under construction on Jazeerat Al Marjan in Ras Al Khaimah, built by WOW Resorts alongside the JW Marriott Al Marjan Island Resort. The 486 residences will occupy a 14-floor building, with handover planned for Q4 2027. Construction is 1% complete, and homes are priced from 3,300,000 AED.

Residences and Layouts

Apartments will be fully furnished and equipped by JW Marriott, with the same standard applied to the resort. The project includes one, two and three bedroom apartments as well as duplexes, and a 1 bedroom unit starts at 87.57 m² and reaches 112.7 m². Duplexes will measure 193 m². The price per m² is 36,735 AED.

Architecture and Interiors

The building is designed by Tony Aschai, whose wave-like facades aim to capture the character of the sea. Interiors are curated by the same architect, with contemporary solutions paired with enduring pieces. Apartments will look out on the sea, sunsets and greenery, and the outlook changes through the day.

Beach and Resort Amenities

A private beach with a beach bar and an infinity pool will sit at the water's edge, alongside a children's pool and play area, a promenade and open-air gardens. A padel court will serve residents, and the fitness centre will be fully equipped. The wider resort will hold seven restaurants and bars, a lobby lounge, a wine room and a bar.

Hotel Service and Privileges

Owners will have full access to the hotel, with 24/7 in-room service and housekeeping at any time, plus a concierge, shops and Grab & Go dining. For the first two years of ownership, owners will receive Platinum Elite status in Marriott Bonvoy, valid across 30 Marriott brands, and a residence owner VIP status at The Ritz-Carlton, St. Regis, W Hotels, The Luxury Collection, EDITION and JW Marriott remains for the full period of ownership.

Payment Plan and Ownership

Payment is structured at 30% on booking, 40% during construction and 34% on handover, with the final payment due on receipt of the keys. Ownership is freehold, and buyers' funds go to an escrow account at Abu Dhabi Commercial Bank. Marriott does not own, build or sell the building, and the JW Marriott Residences name is used under licence from Marriott.
