About the project
The Beach Residence is a new residential project by Range Developments on Jazeerat Al Marjan in Ras Al Khaimah. The development is under construction and handover is scheduled for Q2 2027. It will contain 431 units across 15 floors.
Apartments and Townhouses
The project will have 412 apartments and 11 townhouses. Apartments will have floor to ceiling windows, custom finishes, designer lighting and modern appliances. The apartments are offered in three configurations: 1 bedroom units from 89.67 m² to 111.84 m² starting at 2,565,600 AED, 2 bedroom units from 199.5 m² to 205.81 m² starting at 4,295,000 AED, and 3 bedroom units from 274.85 m² to 311.61 m² starting at 4,395,000 AED. The price per m² is 15,991 AED.
Private Beach and Pools
A private beach will be part of the project, with cabanas, sun loungers, outdoor showers and changing rooms. Among the pools are the Sand Edge Pool, an infinity pool with a bar, a lap pool, a children's pool and the Central Water Feature. A restaurant and an outdoor lounge will also be part of the development.
Sports and Leisure
Residents will have access to an indoor gym and an outdoor gym, tennis and padel courts, an agility training area and a yoga lawn. For entertainment there will be two outdoor cinemas, an events area and a barbecue zone. A children's playground is planned, and pets will be allowed.
Ownership and Payment
Units are sold as freehold. The payment plan is 24% on booking, 50% during construction and 30% on handover. The service charge is 215.28 AED per m² a year. Buyer funds go to an escrow account at Bank of Sharjah. Construction progress currently stands at 2%.
