Fairmont Residences Al Marjan Island

Fairmont Residences Al Marjan Island is a new residential project under construction on Jazeerat Al Marjan in Ras Al Khaimah. Ardee Developments is building it, and Fairmont Hotels & Resorts will manage the residences. Handover is scheduled for Q4 2028, and work is 5% complete.

Homes and Sizes

The project will hold 560 residences across a 20-floor building. One bedroom apartments range from 78.85 m² to 105.27 m² and start at 2,500,050 AED. Two bedroom apartments range from 132.41 m² to 184.46 m² and start at 4,671,818 AED. Ownership is freehold.

Prices and Payment Plans

The price per m² is 31,678 AED. The service charge is 322.92 AED per m² a year. Three payment plans are available: 20% on booking, 30% during construction and 54% on handover; 20% on booking, 20% during construction and 64% on handover; or 20% on booking, 10% during construction and 74% on handover. Payments go to an escrow account held at National Bank of Fujairah.

Amenities in the Building

Residents will have a swimming pool, a gym, a spa, a cinema room, a sports court, a landscaped garden, a rooftop terrace, a games room, a children's play area, a pet zone and a restaurant.

Beach and Hotel Service

The residences will sit in a closed enclave with its own beach on the tip of Al Marjan Island and a direct way out to the water. Fairmont Hotels & Resorts will run the residences, so concierge, security and hotel service will form part of owners' regular life. The concierge, doormen and valets, security, an owners' service, cleaning and internet in shared areas, building insurance and the annual Accor privileges programme fee will fall under the service charge. For an extra fee owners can order a personal chef, a nanny, a housekeeper or a handyman, dog walking, dry cleaning collection and a limousine. A "While You Are Away" package will look after an apartment while its owner is absent. Owners will receive Diamond status in the Accor Live Limitless programme, and Gold status can be passed to a relative or friend. Apartments can be placed in Fairmont's managed rental programme.

The Quarter Around the Home

The residences will form part of a larger Ardee quarter on the island, where housing will stand alongside hotels and a shopping street. The quarter will include branded residences, serviced apartments, private villas and townhouses, with hotels, a restaurant district and a retail zone beside them. Parks will be laid out between the buildings, with running and cycling paths. Children will have parks and a fountain play area, and all residents will share a pool. Buggies will carry residents to the hotel, and boats will be able to moor at the jetty.
