Acacia by Fashion TV

Acacia by Fashion TV is a 13-floor residential tower under construction on Jazeerat Al Marjan in Ras Al Khaimah. BnW Developments builds it to a design concept by Fashion TV, with architecture by Conin International. Handover is scheduled for Q2 2028, and construction is 2% complete.

Apartments and layouts

The building holds 229 units in total. One-bedroom apartments range from 73.83 m² to 103.89 m² and start at 2,513,194 AED. Two-bedroom apartments run from 99.05 m² to 236.09 m² and start at 3,484,706 AED, three-bedroom apartments from 236.48 m² to 425.14 m² and start at 7,168,999 AED, and four-bedroom apartments from 439.23 m² to 523.14 m² and start at 14,763,226 AED.

Penthouses on the upper levels

The top of the house is given to four-bedroom penthouses: a single-level penthouse, a duplex and two triplex variants that rise to the roof. The 11th-floor penthouse measures 439.23 m² including balconies, the duplex 511.15 m², and the triplexes 543.95 m² and 520.69 m². Each penthouse has four bedrooms with en-suite bathrooms and walk-in closets, a maid's room with its own bathroom and a laundry room; the triplexes add a family living room and a storeroom.

Architecture and the pool over the restaurant

The tower rises 59.2 metres: two basement parking levels, a ground floor, twelve residential floors and two roof levels. The wings are turned toward the sea and the gardens, and the facades play with proportion, light and shadow. In the north-eastern corner of the plot, an infinity pool sits above the restaurant and connects to the main tower by a bridge. The restaurant occupies the ground floor beneath the pool, with an open terrace of tables beside it, and the gym above looks out to the sea.

Gardens, courtyards and amenities

A lush garden is laid out on the south-western side of the house, and landscaped courtyards sit between the wings. Amenities include a children's pool and play area, a children's playroom on the ground floor and a second children's zone on the pool and gym level, barbecue areas and fire-pit corners, family lounges, a cafe and a signature restaurant. The ground floor holds the main entrance, a drop-off point at the door, a reception, a lounge and a rest area.

Ownership, payments and location

Apartments are sold freehold, and buyer funds go to an escrow account at Abu Dhabi Commercial Bank. The payment plan is 20% on booking, 10% during construction and 70% on handover, with a 4% municipality government fee paid separately. Service charges are 193.75 AED per m² a year. Al Marjan Island Boulevard and Rixos Bab-al-Bahr are 6 minutes away, Wynn Resort 7 minutes, and Al Hamra Mall, Waldorf Astoria and RAK Central 11 minutes. Ras Al Khaimah Airport is 34 minutes away and Dubai International Airport 56 minutes.
