Bab Al Qasr Garden 65 is an under-construction residential quarter in Masdar, Abu Dhabi, built by Burtville Developments under the Bab Al Qasr hotel brand. The project is scheduled for handover in Q1 2030. It will hold 431 apartments in a building of 8 floors, with prices starting from 1,830,000 AED.

A garden setting in Masdar City The site covers 310 000 square feet, the largest residential plot in Masdar City. By design, 33% of the land will be built on and 67% given to landscape, including 10% under water. Masdar City Central Park lies directly opposite the home, a minute's walk away, and My City Centre Masdar is three minutes on foot.

Homes from 1 to 5 bedrooms Apartments will range from 1 to 5 bedrooms. A 1 bedroom unit starts at 1,830,000 AED, a 2 bedroom home from 105.63 m² to 145.95 m² starts at 2,560,000 AED, and a 5 bedroom home from 315.96 m² starts at 4,820,000 AED. Layouts include single-level apartments, duplexes and triplexes, with a private lift in the duplexes and triplexes. Every apartment will have a maid's room and a laundry room, and ground-floor 1 bedroom units will each have a large private garden, a first for Masdar City. All homes will be delivered fully furnished.

Water and greenery in the courtyard A 275 m rowing canal will run through the courtyard, alongside a 360 m running track. A sandy beach pool will be provided, with separate adult and children's pools, a water jets area for small children and a children's section of the canal with an interactive lagoon. A yoga garden, a shared allotment with beds for urban farming, barbecue stations and wood-fired pizza ovens are also planned.

Sports, wellness and children's facilities Two club blocks will each connect a pair of buildings, with a gym, an infinity pool, a cinema room and a children's playroom in each, plus a juice bar and a small events hall. Outdoors there will be a padel court, cricket and badminton courts, a universal court and a street workout zone. The roof will hold a climate-controlled lounge with a panoramic pool, a cinema and a children's discovery club. Among the listed amenities are a barbecue area, cinema room, gym, children's playground, children's pool, landscaped garden, padel court and pool.

Hotel services and beach access The home will operate under the Bab Al Qasr Hotel brand, with hotel-style services ordered on request and paid for individually, including cleaning, laundry, childcare and in-apartment dining. A valet will receive cars at the entrance plaza, a doorman will open the door and a concierge will wait in the lobby. Owners will have free access to the hotel's private beach and pool, and entry to Yas Beach Club for a family of up to six.

Ownership and payment Ownership is freehold. The service charge is 193.75 AED per m² a year. Three payment plans are available: 12% on booking, 45% during construction and 45% on handover; 17% on booking, 45% during construction and 40% on handover; or 22% on booking, 45% during construction and 35% on handover.
