Muheira Towers B

Muheira Towers B is a residential development under construction in Al Reem Island, Abu Dhabi, built by Modon Properties. The final phase of the Muheira neighbourhood comprises two residential towers of 29 floors each, with a podium level, and is planned for handover in Q2 2029. Apartments are offered freehold.

Apartments and Sizes

The project contains 518 units. Two-bedroom apartments range from 136.78 m² to 141.86 m² and start from 2,781,863 AED. Prices for the project start from 2,617,593 AED, at 19,136 AED per m². Homes will be finished with floor-to-ceiling windows, and balconies extend the living space outside, while layouts separate shared rooms from bedrooms. Buyers can choose an apartment with a balcony or a private terrace.

Payment Plan and Ownership

The payment plan is divided into 10% on booking, 40% during construction and 50% on handover. Apartments are registered as full freehold ownership. Service charges are 148.54 AED per m² a year. Pets are permitted, so residents can live with a dog or cat. Charging points for electric cars will be provided in the complex parking.

Podium Pools and Gardens

The podium will hold a 25 metre swimming pool for adults and a separate children's pool. Landscaped gardens will sit alongside an open lounge area, with picnic and barbecue spots for outdoor dining. A roof garden with barbecue facilities will complete the outdoor amenities.

Sport and Fitness

A gym and yoga studio will provide indoor training options, and an outdoor fitness area will suit those who prefer to exercise in the open air. The project includes a padel court, a tennis court and a sports area.

Club Rooms and Family Spaces

The lobby is designed in a hotel style, and shared rooms extend the home beyond the apartment door. A private dining room will host gatherings around a common table, and a cinema room provides another setting for an evening. A reading room, games room and lounge offer indoor activities, while children have an indoor play room in the building and an outdoor play area.

Abu Dhabi Global Market and The Galleria Mall can be reached on foot from the development. A trip to Downtown Dubai takes 90 minutes. Reem Central Park and Al Fay Park are available for walks, and Reem Mall and Abu Dhabi Mall are among the shopping centres in the surroundings, along with Four Seasons Hotel Abu Dhabi at Maryah Island and Umm Yifeenah Bridge. Schools in the district include Repton School Abu Dhabi, Repton School Fry Campus, Nord Anglia International School Abu Dhabi and GEMS World Academy, and Sorbonne University adds to the educational setting. Medical facilities nearby include Cleveland Clinic Hospital, Reem Hospital and Burjeel Hospital.
