Sea La Vie

Sea La Vie is a freehold residential project by Nine Yards Development on Yas Island in Abu Dhabi. It comprises four residential towers of 18 floors with 697 apartments, and handover is planned for Q2 2027. Construction is under way, with progress at 61%.

Apartments and layouts

Homes are available with 2 bedrooms, from 152 m², priced from 3,150,000 AED, at 20,724 AED per m². The towers differ in the number of apartments: 131 in the first, 151 in the second, 216 in the third and 196 in the fourth. By design, the towers vary in height from 16 to 18 floors, and the buildings have a triangular outer form, so from the water they will read as separate silhouettes rather than a solid wall. Two-bedroom types A, B and C are planned for towers 1 and 2, and types D and E for towers 3 and 4.

Layout details

Type A in towers 1 and 2 includes a maid's room and a laundry. Type B has a walk-in wardrobe at the main bedroom, a living room connected to the dining area, a separate kitchen and a guest bathroom at the entrance. Type C has a maid's room, a combined laundry and storage room, and a walk-in wardrobe in the main bedroom. In towers 3 and 4, type D includes a laundry, a combined living and dining room and a kitchen, with the main bedroom's bathroom separate from the guest bathroom. Type E includes a storage room, a walk-in wardrobe and a guest bathroom, with the living room merged with the dining area and the kitchen in its own zone.

Lofts and duplexes

Towers 3 and 4 will hold one-bedroom lofts, and towers 1 and 2 two-bedroom duplexes. An internal staircase separates the shared and private parts of these homes. In a loft, the lower level has a kitchen, a living and dining room and a guest bathroom, and part of the space is double height. On the upper level the master bedroom is separated by a wall line from the adjacent open to below space, and the opening beside the bedroom is open, not the bedroom itself. The bathroom of this format is on the upper level next to the private room.

Amenities and interior

The building includes a pool, a gym and a children's play area. A retail unit forms part of the project. Interiors use a sea palette, and natural light is complemented by planned lighting, with soft shades in the spacious rooms. The developer may replace materials with equivalent ones; only the contract has force.

Ownership and payment

Ownership is freehold. The service charge is 139.93 AED per m² a year. The payment plan options are 12% on booking, 20% during construction and 70% on handover, or 12% on booking, 40% during construction and 50% on handover. The escrow account is held by a bank.

On Yas Island

Ferrari World, the Yas Waterworld water park and the Formula 1 track are on the same island as the home. Etihad Arena, an indoor venue for concerts, sport and entertainment, is among the city's large event spaces, and the Yas Bay Waterfront coastal area has restaurants and hotels. Yas Mall is one of the city's largest shopping centres, with shops, restaurants and entertainment, while Al Raha Mall is a smaller district centre with cafes and a cinema. SeaWorld Abu Dhabi has interactive exhibits, rides and animals, and Yas Beach has water activities and beach cafes.
