Wadi

Wadi is a new residential quarter by Reportage Properties, under construction in Al Rahah, Abu Dhabi, along Yas Canal. Handover is scheduled for Q4 2030. Homes are sold freehold, with prices starting at 1,900,000 AED.

A canal-side master plan on a site over 140 000 m² The project occupies a plot of more than 140 000 m² along Yas Canal. Its layout follows the form of natural wadis in the Hajar Mountains, with buildings placed to resemble canyon walls in deep shade and footpaths running between them like streams after rain. A green valley with ponds, parks and shaded inner courtyards will run through the centre, leading to a marina for yachts and a waterfront promenade. Rooflines and the curve of the marina shore will use the smooth lines of a sea vessel.

Six buildings and four-storey townhouses The residential mix comprises six buildings from 8 to 10 floors, named C1, C2, C3, D, E1 and E2, plus four-storey townhouses. Cluster C holds 511 apartments: 172 in the ten-storey C1, 159 in the ten-storey C2 and 180 in the nine-storey C3. Cluster E, on a 9165 m² plot, holds 530 residences across the ten-storey E1 and the eight-storey E2. The ten-storey building D is planned for 275 apartments, with no unit breakdown given. Layout schedules are published for C1-C3, E1 and E2.

Apartments from studios to duplexes Homes range from studios to four-bedroom apartments, with duplexes in the mix. Studios start at 35.3 m², one-bedroom units at 60.39 m² from 1,900,000 AED, and two-bedroom units at 92.9 m² from 2,500,000 AED. In C1 the count is 57 studios, 81 one-bedroom, 19 two-bedroom, 12 three-bedroom and 3 four-bedroom apartments. C2 has 40 studios, 46 one-bedroom, 44 two-bedroom and 29 three-bedroom units, while C3 has 66 studios, 74 one-bedroom, 18 two-bedroom, 19 three-bedroom and 3 four-bedroom units. E1 contains 128 studios, 165 one-bedroom, 14 one-bedroom plus study, 63 two-bedroom, 9 three-bedroom, 2 four-bedroom apartments and 2 duplexes; E2 has 60 studios, 45 one-bedroom, 32 two-bedroom and 10 three-bedroom units.

Payment plans with booking from 10% Seven payment schemes are planned, with booking shares from 10% of the price. The options include a 1% monthly instalment structure, two 30/70 variants and full payment within three months. Booking shares of 15%, 20% and 30% also appear among the schemes. Service charges are set at 86.11 AED per m² a year.

Marina, gardens and sport The waterfront will have restaurants, cafes and shops, and building E2 sets aside three retail units on its first floor: Retail 02 at 151.98-152.01 m², Retail 03 at 216.37-217.11 m² and Retail 04 at 182.96 m². Gymnasiums are planned in C1-C3, E1 and E2, with the E2 gym on the eighth level, alongside a tennis court and tennis club, running and cycling tracks, a spa and rooftop pools. Planting will draw on ghaf trees, date palms, white mangroves at the water's edge, and agaves, aloe and succulents in drier zones, with private gardens and shaded seating areas throughout.
