Bab Al Qasr Canal View Residence 22

Bab Al Qasr Canal View Residence 22 is a freehold residential project under construction in Al Rahah, Abu Dhabi, developed by Burtville Developments. It will consist of three fully glazed towers arranged along the canal at the entrance to Al Raha Beach, with handover planned for Q2 2029. Construction is 20% complete, and the project will contain 242 apartments across 13 residential floors above a two level podium and a ground floor.

Residences and Layouts

The towers will hold 242 apartments: 96 in tower A, 85 in tower B and 61 in tower C. Homes are planned with 2, 3, 4 and 5 bedrooms, alongside duplex and triplex units and Sky Villas with private terraces. A 2 bedroom apartment starts from 102.19 m² at 2,000,000 AED, a 3 bedroom from 120.77 m² at 2,500,000 AED, a 4 bedroom from 0.17 m² to 248.42 m² at 2,900,000 AED, and a 5 bedroom from 171.13 m² to 281.4 m² at 3,500,000 AED. Every layout will have a direct canal view, and some apartments will also look out to the sea. Floor to ceiling height is 3.5 metres from slab to slab.

Hotel Service and Ownership

The residences will carry the Bab Al Qasr hotel brand, and residents will be able to request hotel services on demand, paying only for what they use. Services will include valet parking, housekeeping and laundry, childcare, restaurant food delivered to the apartment, moving assistance, airport and city transfers, car rental and flight booking. Ownership is freehold. The service charge is set at 193.75 AED per m² a year, and the project holds units from 2,000,000 AED, at 18,836 AED per m².

Interiors and Views

Apartments will be handed over fully furnished, with built in wardrobes, appliances and sanitaryware from named brands, including furniture for the living room, dining set, beds with mattresses, bedside tables, chandeliers, carpets and light fittings. Siemens and Samsung appliances are specified. The facades will be fully glazed, and the towers are positioned so that the canal is visible from the vast majority of rooms and apartments. Across the building there will be 848 rooms, and nearly every one will have a window facing the water.

Amenities and Outdoor Spaces

Each of the three towers will have a rooftop pool with a water surface and a garden, and residents will look out to Yas Island from the roof. At courtyard level there will be two open pools: one 21 by 10 metres for both relaxation and distance swimming, and one 16 by 8 metres for family use, plus separate children's pools. Pool water temperature will be regulated. The grounds will include an outdoor lounge, a children's play area, an outdoor sports court, a running track, a canal side promenade, and barbecue areas with pergolas. A sauna and wellness club will be provided, along with indoor and outdoor lounges. Parking will occupy two podium levels with spaces for residents, guests, valet and shops, and electric car charging; 3, 4 and 5 bedroom apartments will have two spaces each and 2 bedroom apartments one.

Ground Floor and Access

Six retail units will sit on the ground floor: a supermarket, a pharmacy, a men's and women's salon, a coffee shop, a cafe and a patisserie. The building will have six passenger lifts and three service lifts by Otis. The site is plot RBW3 C2 in Al Raha Beach, with Al Muneera 5 minutes away, Al Raha Mall 6, Space 42 arena 7, the Al Raha Beach hotel 8, and Yas Island and Zayed International Airport 10. Abu Dhabi centre is 20 minutes away and Dubai about an hour. Schools nearby include Raha International School, Al Yasmina Academy and GEMS American Academy, with Khalifa University, Mohamed bin Zayed University of Artificial Intelligence and Sorbonne University also in reach. Burjeel Medical Centre in Al Zeina and HealthPlus in Al Bandar are close by.
