Aark Terraces

Aark Terraces is a new-build residential project by Aark Developers in Wadi Al Safa 5, within the Dubai Land Residence Complex in Dubai. The building is under construction, with handover planned for Q4 2027, and apartments are sold freehold. Prices start from 976,000 AED, at 13,607 AED per m².

The building and its apartments

The building is planned as B+G+11 with 131 residences in total: 11 on level 01 and 12 on each of levels 02 to 11, arranged around a central core. Apartments are almost evenly divided between one and two bedroom formats. One bedroom units range from 70.42 m² to 81.12 m² and start from 976,000 AED; two bedroom units range from 103.49 m² to 146.52 m² and start from 1,468,000 AED. Residences on a typical floor range from 758 to 1577 sq ft. Greenery is planned for the facade and balconies.

Terraces and private jacuzzis

65 of the 131 apartments will have a private jacuzzi on their own terrace. On every typical floor from the second to the eleventh, exactly six of the twelve apartments will open onto a terrace with a private jacuzzi. Terraces will reach up to 641 sq ft, and outdoor space will form a noticeable share of apartment area. In the corner Signature Garden residence, the terrace with garden will be almost equal to the internal area.

Bathrooms and layouts

Every layout will have full bathrooms, with no reduced guest powder rooms. One bedroom apartments will have two bathrooms, and the two bedroom Signature Garden will have three full bathrooms. Six one bedroom series appear on the typical floor plan: three without a jacuzzi and three with a private jacuzzi on the terrace. The base line without a jacuzzi, about 33 apartments in the building, includes Efficient Entry 1-Bed at 758 sq ft (584 inside and 174 balcony), Island-Kitchen 1-Bed (599 plus 173 sq ft) and Smart-Value 1-Bed (599 plus 174 sq ft), the last in a quiet inner part of the floor away from the shared deck. The jacuzzi line, about 32 apartments, runs from Angled Corner 1-Bed at 784 sq ft (588 inside and 197 angled corner terrace) through Corner 1-Bed + Jacuzzi at 801 sq ft (588 inside and 213 corner terrace) to Premium 1-Bed + Jacuzzi at 873 sq ft (603 inside and 270 on a corner terrace longer than 8 metres).

Payment plan

Under the 35/65 plan, 10% is paid on booking and 10% within 30 days of booking. Then 15 monthly payments of 1% begin three months after booking, and 65% is paid on handover. The service charge is 172.22 AED per m² a year.

Amenities and finishes

The water zone will include an infinity pool with a city skyline view, a swimming pool and a separate children's pool, along with cabanas, a sunbathing deck, a shared lounge area and landscaped gardens. For sport there will be a health club with a fully equipped gym, a yoga studio and an outdoor yoga deck. Also planned are an open-air cinema, a barbecue area, a children's play area and landscaped gardens. The entrance lobby will have marble, gold accents and custom design, with security around the clock. Apartment finishes will include porcelain tile flooring, oak veneer wall panels and bronze-coated metal details; some layouts will have an open kitchen with a kitchen island, painted cabinets and porcelain countertops. Materials may be replaced with equivalent ones, and only the contract has force.

Location and access

The district has access to Emirates Road and Al Ain Road. Aquila School is 2 minutes away, Centro, Dubai Outlet Mall and Al Habtoor Polo Club 5 minutes, Silicon Central Mall 8 minutes, and Gems Wellington Academy, Academic City, clinics and hospitals, Global Village and IMG Worlds 10 minutes. Dragon Mart is 15 minutes away, Downtown Dubai, Dubai Mall and Dubai International Airport 20 minutes, and Al Maktoum Airport 30 minutes. Public parks can be reached on foot.
