AG ARK is a residential project by Ag Properties under construction in Wadi Al Safa 5, Dubai. The single 13-storey building is planned for handover in Q4 2028, with construction progress at 3%. Apartments are offered on a freehold basis.

Apartments and layouts

The building holds 189 apartments. Studios range from 36.02 m² to 54.23 m². One bedroom units range from 62.95 m² to 112.86 m² and start at 796,166 AED. Two bedroom apartments range from 96.24 m² to 109.99 m² and start at 1,191,307 AED. Three bedroom units range from 125.95 m² to 125.99 m² and start at 1,559,072 AED. By design, household appliances and a smart home system will be part of each apartment's equipment.

Price and payment plan

Pricing starts at 796,166 AED, with a rate of 11,840 AED per m². The payment plan is split into 20% on booking, 30% during construction, 1% on handover and 49% after handover. Service charges are set at 129.17 AED per m² a year.

The building

The project consists of one residential block with smooth lines on its facade. Its configuration is 2B + G + 13 + R, meaning two basement levels, a ground floor, 13 floors and a roof.

Amenities

A swimming pool will be placed on the roof, alongside a roof terrace. A gym and a yoga studio are planned for training inside the building. Residents will have access to a cinema room, a barbecue area and a children's play area. A reception desk is planned at the entrance, and a meeting room and cigar room will provide space for encounters outside the apartments. Client support is available around the clock.

Location

The building sits in Wadi Al Safa 5, within the residential sector of Dubailand Residence Complex, which has access to Dubai's main highways. The wider Dubailand project by Dubai Properties was originally planned at two billion square feet, while the residential Dubailand Residence Complex covers three million square feet. The Aquila School, Al Ghurair University and Fakeeh University Hospital are part of the surroundings. Dubai Outlet Mall, with more than two hundred and forty shops plus restaurants, and Global Village, a seasonal cultural and entertainment centre, are among the nearby destinations. Bus stops of Dubai Sky Courts include Al Sondos Orchid, Desert Sun Tower and Al Sondos Sage.
