Reef 998

Reef 998 is a residential building under construction in Wadi Al Safa 5, Dubai, developed by Reef Luxury Developments. The project is scheduled for handover in the second quarter of 2028, and construction is 2% complete. The building will be freehold.

The building and its units

Reef 998 will have one building with a podium and 20 residential floors above it. The project will contain 339 units in total: 114 studios, 133 one-bedroom apartments, 57 two-bedroom apartments and 19 three-bedroom apartments. Studios will measure 412 to 478 sq ft and start from 815,462 AED. Two-bedroom apartments will start from 93.11 m² and from 1,565,288 AED.

Balconies with cooling

Every apartment will have a balcony with outdoor cooling, using the patented Sunken Balcony technology that combines a sunken seating area with a built-in cooling system for the outdoor space. The balcony is designed for year-round use, so fresh air and panoramic views remain part of time spent at home across the seasons. High ceilings and large windows will complement the interiors.

Finishes and fittings

Apartments will be delivered with interior finishes. Kitchens will include built-in Bosch appliances, and bathrooms will be fitted with Grohe sanitaryware. The developer reserves the right to substitute materials with equivalent ones, and only the contract governs.

Amenities on the ground floor and roof

On the ground floor there will be a panoramic pool with a Baja Shelf, Floating Lounge seats and a Sunken Seating area, alongside Aqua Gym equipment and a separate children's pool. A landscaped garden with a walking path and a Hammock Forest Area will complete the outdoor spaces. The ground floor will also hold a gym, a running track, a yoga zone, a crossfit area, a boxing area and a climbing wall. The roof will include padel and squash courts, a cricket pitch, a skate park, a multipurpose sports court, lounge zones and a second cinema; the first cinema will be on the ground floor. A co-working lounge, a clubhouse, a games room, a children's play area with a trampoline, swings and a zipline, and barbecue zones are also planned.

Payment plans and service charge

Two payment plans are available: 20% on booking, 21% during construction and 59% on handover, or 20% on booking, 21% during construction, 29% on handover and 30% after handover. The service charge is 161.46 AED per m² per year. An escrow account is open for the project.
