V-Suites by Anax

V-Suites by Anax is a freehold project under construction on Al Asayel St in Business Bay, Dubai, developed by Anax Developments, part of ANAX Holding. Handover is scheduled for Q4 2026, and construction has reached 34%. The building is planned with a basement, ground floor, three podium levels, 19 residential floors and a roof.

Residences and layouts

The project is planned for 227 units: studios from 44.31 m² to 113.16 m² starting at 1,666,777 AED, 1 bedroom apartments from 70.7 m² to 94.2 m² from 2,512,777 AED, 2 bedrooms from 262.92 m² from 6,855,777 AED, and 3 bedrooms from 184.51 m² from 5,265,777 AED. Prices per m² are listed at 25,033 AED. The project includes Signature Suite and Executive Suite residences. In Signature Suite main bedrooms, glazing will run from floor to ceiling, and the living room is designed for park views, partial canal and Burj Khalifa views, and views of the residential district.

Design by Enrico

The building and its interiors are designed by the Venetian architect and designer Enrico, whose portfolio lists 263 completed projects across five continents, five International Design Excellence Award wins, and a Venetian Heritage Foundation lifetime achievement medal. His work on V-Suites by Anax covers scales from the silhouette to door frames and handles, with clean lines, balanced proportions and attention to textures. The arrival lobby is planned with expressive scale and textures. Every residence will have custom Italian furniture, curated lighting, Italian designer wardrobes and bathroom storage systems. Materials may be replaced with equivalent ones; only the contract has force.

The V Club

The V Club is planned as a closed club space for residents on the ground floor and podium level, designed by Enrico. It will hold a business lounge and coworking suites, rooms for private dinners and entertainment, a residents lounge with a cafe, a pool and the Executive Fitness Studio. The club complements the studios and one bedroom apartments with social and functional spaces.

Work and wellness

Workspaces in the building include Acoustic Office Pods for quiet calls, coworking space, meeting rooms, a conference hall, a business cafe, a Shareable Library and a Bookable Suite. For training and recovery there will be a gym, an outdoor training area, separate men's and women's wellness studios, a parnaya and a Cold Plunge Lounge. Outdoors are planned a Zen Garden, a 6 Senses Garden, Reflective Pools and a meditation area.

Pool, cinema and parking

Poolside amenities will include a pool bar, sunloungers in the water with cabanas, an outdoor lounge, and barbecue and picnic areas. There will be an indoor cinema, an Open-Air Cinema, and billiard and pool tables. Parking is planned for 229 cars. Service charges are 204.51 AED per m² a year, and the payment plan is 20% on booking, 10% during construction, 20% on handover and 50% after handover.
