Aristo is a residential building under construction in Dubai South, Dubai. Oksa Developer is building it, with handover planned for Q4 2028. Apartments are freehold.

The building and its units

Aristo will be a single G+4 residential building with a modern facade, holding 68 apartments. The project has one building, and it will be handed over in full on one date, so residents receive their keys at the same time. The unit mix covers studios, 1 bedroom and 2 bedroom apartments. Studio sizes run from 41.26 m² to 43.22 m² and are priced from 626,000 AED. 1 bedroom apartments range from 54.82 m² to 76.76 m², from 898,000 AED. 2 bedroom apartments span 76.57 m² to 197.86 m², starting at 1,109,000 AED. Prices for the project start at 618,000 AED, at 10,861 AED per m². Every apartment will come with modern finishes and a kitchen with appliances. The developer may substitute finishing materials with equivalent ones, and only the contract has force.

Amenities from the ground floor to the roof

The amenities will be spread across all levels of the building. An infinity pool will sit on the roof. A gym will be indoors, so training will not depend on the weather; on the roof plan it stands next to the running track. A running track will run along the terrace, and there will be an open yoga area among plants. For cricket, the building will have its own pitch. A barbecue area and an open air cinema will serve evenings, and a children's playground will be on the premises. The lobby will have a high ceiling. A separate laundry room is planned for the building. A private terrace is part of the layout. The service charge is 161.46 AED per m² a year.

Location and access

Aristo stands in the Dubai South Residential District. The public park will be 4 minutes away and the school 5 minutes. The road to Al Maktoum International Airport is convenient from the house. Expo City Dubai and major business centres are easy to reach from the home. The area combines residential, commercial and logistics zones. NMC Specialty Hospital and Hamdan Sports Complex are marked on routes from the home. For weekends, Bluewaters Island with its restaurants and shops and the Ain Dubai observation wheel are within reach.

Payment and purchase

The payment plan is 20% on booking, 30% during construction and 50% on handover. Half the price is paid during construction, and the largest part of that first half falls in the first month after booking. The DLD government fee and the registration fee are added to the price at booking and are not part of the apartment payment schedule.
