Livia Residences is a six-floor residential building under construction in Dubai South, developed by Barco Developers. Handover is scheduled for Q2 2027, and construction is 15% complete. The building will hold 71 freehold apartments.

Apartments and layouts

The home will contain studios from 36.42 m², 1 bedroom apartments from 76.27 m², and 2 bedroom apartments from 112.23 m² to 122.54 m². Plans include 27 one-bedroom apartments, 24 two-bedroom apartments, and 12 two-bedroom apartments with a separate room for a housekeeper. Ceilings will be 3 m high, with floor-to-ceiling windows and a glass facade. Kitchens will come equipped with a refrigerator, dishwasher, cooktop, oven and washing machine, and a smart home system will control light, curtains and temperature.

Prices and payment

Prices start at 647,555 AED for a studio, 1,075,555 AED for a one-bedroom apartment, and 1,627,555 AED for a two-bedroom apartment. The price per m² is 13,731 AED. The payment plan is 20% on booking, 30% during construction and 50% on handover. Service charge is 129.17 AED per m² a year. Buyer payments go to the project's escrow account at Emirates Islamic Bank.

Amenities

The building will have more than twenty amenities, spread across shared levels and the roof. These include a swimming pool with its own deck and shower, a gym, a calisthenics area, a running track and a yoga deck. A golf turf will allow residents to practise a shot without leaving the building. There will also be a children's pool, a splash pad, shaded and open play areas, a climbing wall, and a pet corner. For relaxation, plans include an outdoor cinema, a barbecue area, a sunken seating zone with sofas, a reading corner and a residents' lounge. A coworking space with a gazebo will be available, with Wi-Fi in all common areas. A garden will be laid out on the second-floor terrace. A round-the-clock smart security system will monitor the building.

Dubai South is being built around Al Maktoum airport as a centre for aviation, trade and logistics. The Dubai South metro station is 4 minutes away, and bus F55 serves the district. Jebel Ali Free Zone is 11 minutes away, and Dubai Investments Park is also nearby. Ibn Battuta Mall is 19 minutes away, and the beach at JBR and Dubai Marina is under twenty minutes away. GEMS Founders School is 5 minutes from the building, and schools in the district follow British, American, Indian and Canadian curricula. South Fitness Club is 5 minutes away.

Ownership and purchase

Apartments are sold as freehold. The purchase process starts with a booking form, followed by a sale and purchase agreement signed and returned to the developer. After registration, the buyer receives an Initial Agreement of Sale. The project is registered with the Dubai Land Department under number 3687.
