Arlington Park 2 is a new residential project under construction in Wadi Al Safa 5, Dubai, developed by Majid Developments. The building is scheduled for handover in Q2 2028 and will contain 129 apartments across 11 floors, sold as freehold. Prices start at 677,588 AED.

The Building

The project consists of a single 11 storey building in Dubailand Residence Complex. Apartments come in four formats: studios, one, two and three bedroom layouts. Every apartment, from studio to three bedrooms, will have its own terrace by design.

Apartment Sizes and Prices

Studios range from 37.44 m² to 40.97 m² and start at 677,588 AED. One bedroom apartments measure from 76.83 m² and start at 1,109,772 AED. Two bedroom apartments run from 102.47 m² to 108.88 m² and start at 1,513,006 AED. Three bedroom apartments measure from 130.81 m² and start at 2,021,998 AED. The price per m² is 14,445 AED.

Terraces

Every apartment will have a terrace, with the size varying by unit type and floor. Studios will have terraces from 5.6 to 7.6 m², one bedroom apartments 20 m², two bedroom apartments 27 to 30 m² and three bedroom apartments 32 m². Terraces will differ between even and odd floors: a studio numbered 12 will have 7.2 m² on even floors and 5.6 m² on odd floors, while a two bedroom unit numbered 06 will have 30.2 m² against 29.1 m².

Amenities and Shared Spaces

The building will include a swimming pool, a restaurant, a gym, a yoga studio, a landscaped garden, a barbecue area, a sauna, a spa and a playroom. The entrance will open into a calm lobby finished with quality materials and soft lighting. Residents will have a lounge and bar area, billiards and table football, and a coworking space. A coworking area will be set aside for work.

Location and Nearby

The Aquila School is a one minute drive from the building, and GEMS FirstPoint School in The Villa is three minutes away. Silicon Central Mall is seven minutes by car, Dubai Silicon Oasis and Dubai International Academic City are nine minutes away, and medical centres are also a few minutes from the building.

Payment and Ownership

Apartments are sold as freehold, and buyers' funds go to the project escrow account held at Emirates NBD. Two payment plans are available: 20% on booking, 35% during construction, 5% on handover and 40% after handover, or 20% on booking, 20% during construction and 60% on handover. The service charge is 139.93 AED per m² per year.

Timelines
