Wadi Hills

Wadi Hills is a new residential building under construction in Wadi Al Safa 5, Dubai, developed by HRE Development. The project is scheduled for handover in Q1 2028 and is currently 8% complete. It will hold 131 apartments across a building of B, G and 12 floors, with typical levels from 2 to 12.

Homes and prices

Apartments are freehold and start at 679,000 AED for a studio. Price per square metre stands at 13,385 AED. Studios range from 34.28 m² to 39.02 m². One bedroom units run from 61.78 m² to 68.28 m², starting at 1,018,000 AED. Two bedroom apartments start at 103.8 m² and 1,631,000 AED. Three bedroom homes measure 133.29 m² to 138.21 m² and start at 1,850,000 AED.

Payment plan and ownership

The payment plan is split into 20% on booking, 40% during construction, 10% on handover and 30% after handover. Part of the price is paid after the building is handed over when an EOI is submitted during the campaign period. The service charge is set at 150.69 AED per m² a year.

Building and amenities

The design uses clean lines and measured proportions, shaped around daylight and privacy. Apartments will have floor to ceiling windows, a balcony and storage space. The lobby will include a concierge service and a digital access system. Two passenger lifts and one service lift are planned. A fully equipped gym is planned for the 1st Floor. The project includes an infinity pool with open views, plus wellness areas, a spa and a sauna. Children's play areas are designed into the natural surroundings. Each apartment has one parking space.

Interior specifications

Apartments are planned with warm premium materials and storage. Floor to ceiling windows provide more light, and every unit has a balcony. When an EOI is submitted during the campaign's launch window, the developer includes fully furnished units in the offer. The developer may replace materials with equivalent ones; only the contract has force.

Location and routes

The district sits within an approved RTA road network with direct access to Sheikh Mohammed Bin Zayed Road, and travel time drops from 10 minutes to 2. Plans for the area include landscaped parks, schools, shopping and restaurant quarters. A Dubai Metro Station is 2 minutes away, Community Park 1 minute and Al Barari 5 minutes. Dubai Mall and Burj Khalifa are a 15 minute drive, and Dubai International Airport (DXB) 18 minutes. Bus stops near the building include Dubai Sky Courts, Windsor Residence and Dubai Sky Courts, Al Sondos Orchid.
